For the second time in the last five years Bryan and College Station have been recognized as places where real estate is selling for under what the values should be. This means that there are definate bargains here in Aggieland. Houston was the only other city in Texas that got this designation. With the prospects of tremendous job growth and undervalued real estate it's a wonderful market to be in. Many parents, wanting to buy a College Station home for their students, visit the idea of a condo or townhome. As with anything there are some very positive points to consider and some other negative points on these issues. First let's talk about what the difference is between condos and townhomes. The major difference is that condos always have associations and the homeowner doesn't actually own the land beneath the condo, the association does and you typically only own from the studs in. Bryan and College Station are filled with both city lots and wide open spaces. Moving here you will need to make a decision about how you want to live. Is a small city lot for you? Would an acre or more be right? What about a property you can have horses on? Easily found in certain price ranges here (typically 250K and up, but sometimes lower, pricing will go up to over 1 million). In August the Bryan-College Station MLS reported 318 closed sales. 539 new listings came on the market for a total of 1217 active residential listings. The average sales price was $163,637 and the average days on the market were 109. The greatest concentration of closed homes occurred in the 120K-139Kprice range. A range I've been watching for months. We had 54 single family and 7 condominiums or town-homes close in August for a total of 61 closings. There are 173 active listings in this category. 35% of our active listings sold in August in this price range! Even a better percentage closed if you (4 comments)
A little known townhouse community is directly across from the University Golf Course and easy walking or biking distance to classes. Oakwood Intermediate and A&M Consolidated Middle School are quite handy as well to these units. Not many come up for sale each year, but when they do they easily sell as they appeal to professors, students and people wanting a second home to watch games. These units were built in the 70's, but many have been updated with appealing items such as granite countertops, new flooring choices and energy efficient appliances. For those of you that would like a month by month report of what's selling in the area, here is the overview for 2006. I will attempt to publish the information for 2007 as it comes out. Overall in 2006 there were 2,586 residential listings sold in the Bryan-College Station MLS. Keep in mind that surrounding areas are included. This would be primarily Navasota, Hearne, Snook, North Zulch, Anderson and Calvert. The 2,585 listings sold for a total of $395,568,530. The average sales price for a home was overall $153,025. When I'm working with a buyer I like to be able to get them the best price and terms possible for them. Many buyers are concerned about how to get the best price possible. There are several ways to achieve the lowest possible price. 1) Be preapproved and have your loan in place subject to the property. 2) Be flexible on the closing date. Some sellers will want to close as soon as possible (especially on vacant homes) while others want to wait until the end of the school year or another fixed time. You searched for the perfect home and found it! Slight problem, you can't buy without your current home selling. Is it time to write a contingency offer? Think hard about whether or not you want to write that contingency. A home protection plan, or what we manytimes call a warranty is a policy that typically costs less than $500 a year in our market. With one of these plans in place if the buyers air conditioning breaks down, or their dishwasher dies they pay a deductable (usually about $60) and the item is repaired or replaced. When I take listings I inform the sellers that they will probably be paying for a home warranty on the property. They aren't marketed as warranties anymore, they are called protection plans.
