February 22, 2010 Things I learned today about Commuter Parking in Fairfield and the impact of the New Train Station - There were 3612 people on the Commuter Parking Waitlist for the Downtown Fairfield Train Station as of August 25, 2009. According to the Parking Authority, the February 25, 2010 estimate is approx 3800. When someone registers currently for the Wait List, they are put on both the Southport and the Downtown Waitlist - so the lists are mostly duplicates or the 3800 on the Downtown list is a reasonable estimate of the total commuters waiting for a Parking Permit. Mike - I hope you can get this message out to more people. A friend of mine in the Air Force is deployed to Iraq for a second time. There are 40 enlisted people from his unit that live on a base without any store to buy items. The Army Air Force Exchange (AAFES) have Post Exchange (PX) stores on many bases in Iraq but not on their base. Military service members and contractors can buy personal hygiene items, food, snacks, soda, Gatorade, military clothing, books, magazines, DVDs, electronics, etc. from the PX stores. After 9 months ending September 30, Fairfield has sold 21% fewer homes than for the same period last year. There have been 343 Closings. This is approx half the number of homes that sold for this period in 2007 (644 homes). The Average Selling Price came in at $724,891 down 10% from last year. The ASP is off 18% from 2007. There are 453 Homes for Sale in the Town ranging in price from $215,000 for a Bungalow to $15,500,000 for an 1854 Antique in Southport. To see all the homes for sale, please visit www.tetreau.com. Excellence is celebrated 50 years later.... Fairfield Warde HS would like to recognize the 50th anniversary of the 1959 Andrew Warde football team's undefeated, state championship season during halftime of the Fairfield Warde HS football game v. St. Joseph HS on Friday, Oct. 30th. Game time is at 7:00 pm. Any former players or coaches from the 1959 team are invited to join in the celebration. Update on Mom and Dad Hi! It seems I get asked every day how Mom and the Coach are doing. I thought I should take a moment and give everyone an update. They are celebrating some very big milestones this week. On May 21st, Mom and Dad will celebrate the 60th Wedding Anniversary! As you might expect, the Coach came up with a very ingenious way to never forget his anniversary. He got married on his birthday! So on this very same day, Dad turns 88. Warde football's next coach: Duncan DellaVolpe Fairfield Warde will announce Ansonia native and New Canaan assistant Duncan DellaVolpe as its next head coach Thursday during a meeting with sudents. DellaVolpe was a standout at -- where else? -- Ansonia in the late 1980s and was a captain on the 1990 squad along with John Picheco, Dennis Tinney and Kevin Sharkey. State wants to Tax Home Buyers 1%! OK, what could possibly make today's Real Estate market worse for everyone and kill off the Federal Economic Stimulus program? Our very own Connecticut State Legislature. Bill #6397 is one of the bills to make it out of committee. If it goes forward, it will take effect on July 1, 2009! This Bill requires HOME BUYERS to pay a 1% tax that would go to Towns and Municipalities to fund Open Space purchases, Brownfields and some other restricted uses (see below). This would have a very significant impact by making all Homes much less (0 comments)

Tax Credits - The Basics 1. What's this new homebuyer tax incentive for 2009? The 2008 $7500, repayable credit is increased to $8000 and the repayment feature is eliminated for 2009 purchasers. Any home that is purchased for $80,000 or more qualifies for the full $8000 amount. If the house costs less than $80,000, the credit will be 10% of the cost. Thus, if an individual purchased a home for $75,000, the credit would be $7500. It is available for the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009. 2. March 31, 2009 Budget Update - Well, the Board of Finance has finished voting and here is what we have: Town - $81,104,077 BOE - $140,065,961 Debt Service - 26,577,342 For a total of $247,747,380 This should represent approx a 1.75% tax increase. This is not exact. The calculation wasn't done last night. It has been a real education this year. Certainly, there has been more public participation than prior years. My compliments and appreciation are given to all the people that offered feedback and suggestions especially for the sincerity and respect contained in all the letters, emails and comments. It is one of the Rites of Spring. First Baseball starts with "Pitchers and Catchers Report". The NCAA Basketball programs call it "March Madness". But in this part of the country for Fairfield and the surrounding towns it is called Budget Season. Each town based on size and Town Charter may follow a slightly different process but somewhere between now and roughly May 15th, Expenses are scrutinized & Revenues are estimated by the Board of Selectman and the Board of Finance. Happy New Year - Fairfield has a great location. We generally measure that greatness in how close we are to the major business center of New York City. However, let's not only look to the West. Newport, RI is just 110 miles or approximately two hours away. And that convenience can really pay off.... It was the day before New Year's Eve and not a plan to be had..... A thought came to mind and a twinkle to the eye...it was off to Newport to ring in the New Year. A minor snow storm slowed traffic just a bit but we (0 comments)

Fairfield Update October 2008 Halloween may be over but the scary Real Estate market hasn't come to an end. The yearlong story continues with the same theme - 31 percent fewer homes have sold than at this time last year. Median Sales Price appears surprisingly stable though Average Sales Price is off by 12 percent. This reflects a slower market for high end homes. The numbers may be stable but "the reality" of the story behind the numbers is that buyers are getting a lot more home for their money today. Prices are really off ten percent or more. Friday August 1st was the first day of practice for the Fairfield Giants Pop Warner Football and Cheerleading program. It is an amazing sight - almost 400 kids on a practice field. They come from all neighgorhoods and school districts. All here to learn about teamwork and responsibility --- and have some fun while learning.... It occurred to me that it takes several hundred volunteers in all capacities to run a program like this. All contributing time and effort without any monetary compensation....all to help kids learn, stay active and have fun. I took a moment to think about all the (1 comments)

Easton Homes Sales Update February 2008 Well so far Easton is keeping on pace with last year. Both have much stronger starts than 2006 which saw only 5 homes sold in the first two months. The good news is that even though there may not be many buyers....at least prices are holding. The least expensive home sold so far this year is 15 Flat Rock - a 3 Bedroom home on 1.1 Acres built in 1939. It sold for $540,000. The most expensive home sold was 47 Kaechelle - a 4 Bedroom Colonial with 5890 SF of Living Space on 3.35 Acres built (0 comments)

Fairfield University Area - 2007 Yearend Update The Fairfield University Area and surrounding neighborhoods continue to be a sought after location. This value is driven in part by the good size lots and maze of cul de sacs making for a friendly neighborhood environment. The primary driver is the short drive to the commuter train station located in downtown Fairfield. Fairfield is the last commuter stop on the Metro North line. Easton Real Estate and Home Values - YTD 2008 The Town of Easton, Connecticut is off to a rousing start. Now when you sell 80-100 homes per year on average, then selling 9 in January is a great start. You can see that Closed units are up 50% over last year and far exceed the one house sold in 2006. It is a little too early and too small a sampling to pay much attention to the Average Selling Price or the Median Sale Price. Easton Yearend Update Easton is making a great comeback! Like most neighboring towns, unit sales volume was off in 2006. Easton also experienced a slight decline in Median Sales Price and Average Sales Price. However, 2007 put Easton back in the realm of good years for Real Estate. Unit Sales were up 17% over the prior year -- About half way back to the 2005 level. Median Price was up 5% coming in at $760,750. The Average Selling Price also finished up with a 2% increase over prior year to $848,827. Both these amounts are slightly under the 2005 levels but definitely show (0 comments)
