The Public needs to be heard!
It's Budget season and Fairfield like every local municipality is going through our version of the Budget Approval process.  I sometimes hear from friends and neighbors that they feel left out of the process or that nobody cares about their thoughts and concerns.  Speaking as an elected official, nothing could be further from the truth.  We want and need to hear from the public.  Let's take a look at the different ways to provide feedback to the Town of Fairfield's Paid and Volunteer Officials.

It is one of the Rites of Spring. First Baseball starts with "Pitchers and Catchers Report".  The NCAA Basketball programs call it "March Madness".  But in this part of the country for Fairfield and the surrounding towns it is called Budget Season.  Each town based on size and Town Charter may follow a slightly different process but somewhere between now and roughly May 15th, Expenses are scrutinized & Revenues are estimated by the Board of Selectman and the Board of Finance.  Then at the Annual Budget Meeting of the RTM, the Expenses are approved. For all the good things that happen with technology, there are some shifts in old technology that are replaced by a new wave. In the case of newspapers, they withstood the wave of Television but the Internet is proving a tough task to handle.....it begs the question - who will do the investigative reporting made famous by Watergate, the Clinton scandals and more recently the Steroid scandals in Baseball?
Here is the latest on the New Haven Register and their parent company....the New Haven Register's parent - the Journal Register - filed for banckruptcy protection this weekend.

Tax Credit Update
The Senate last night passed an expansion of the tax credit proposal.   The proposal would be available to all purchasers (not just first-time homebuyers).  NAR was instrumental in getting this provision passed by the Senate.  The key elements are:
•·        A tax credit in the amount of $15,000 or 10 percent of the purchase price (whichever is less), with the option to utilize all in one year or spread out over two years
•·        The tax credit is available to all purchases of any home from date of enactment for one full year.

I had the chance to speak at a Fairfield Warde High School Economics Class today.  It was a thoroughly enjoyable experience.  The students in the class had emailed their questions on Real Estate and Real Estate Investments prior to the class. They were wide ranging and the answers provided a good overview of Real Estate.

The Town of Fairfield and the Budget Crunch
The economy is finally hitting home.  Fairfield, as well as most neighboring towns, is faced with a Budget Crunch.  Revenues this year could fall as much as $3 Million short of the Budget.  There are four main reasons for the shortfall.
Tax Revenue - The slowing economy has also slowed collections.  So rather than collecting the stellar 99% or better as past years, tax revenue is falling short.  This estimated shortfall is based on collection performance for the October Quarterly payments.  It will be important to follow the January and … (0 comments)

Happy New Year -
Fairfield has a great location.  We generally measure that greatness in how close we are to the major business center of New York City.  However, let's not only look to the West.  Newport, RI is just 110 miles or approximately two hours away. And that convenience can really pay off....
It was the day before New Year's Eve and not a plan to be had.....

As we look at the YTD data in the Greater Fairfield County MLS, we see the similar trend continuing.  The Good News is that we have been reasonably stable most of the year running between 30-40% behind last year in the number of homes sold.  After 11 months, we are down 33%. 
Are there any silver linings?  Yes.  We have Average Selling Prices down only 13%.  So if you purchased your home prior to 2005, you still will most likely get more than you paid.  However, if you bought your … (0 comments)

As of the first week in December, there are 395 Single Family homes for sale in Fairfield.  This listing data comes directly from the Greater Fairfield MLS.  The average asking price for the homes is $1,231,104.  However, they are not all luxury homes.  There are 48 homes that list for under $400,000.  On the other hand, twenty list for over $3 Million.  The most expensive listing is on for $17,500,000 and is located in Southport at 385 Harbor Road.

Home Styles in Fairfield
Based on sales through the first eleven months of 2008, Colonials are by far the most popular home style. This style represents 51% of the homes sold this year according to data provided by the Greater Fairfield County MLS.  Capes were the second most popular style with 20% of the sales.  Ranch Style homes came in third with 10% of the sales.

Fairfield Maintains Reassessment Timetable
The Town of Fairfield has decided not to change the timing of the townwide Tax Reassessment.  The Board of Selectmen considered changing the timetable. State law allows towns to reassess property values every four or five years.  This Board briefly considered moving up the reassessment to four years. 
The concept of Reassessment is sometimes not clearly understood.  The Town Reassessment is for one purpose only: To determine each property owners share of the overall tax the Town charges. The Town hires an Appraisal Company to determine "Fair Market Value" for each property.  By State Law, this number is then … (0 comments)

Ludlowe emerges victorious over Warde on last second field goal
Wow, what an exciting Thanksgiving Classic.  Both teams came ready to play.  Ludlowe scored first and lead 7-0 for most of the game.  Warde finally broke into the scoring column with just over six minutes to go in the game.  Their touchdown made it 7-6 and then rather than taking the safe route they gambled and went for a two point conversion.  Warde made it to take an 8-7 lead.  Things were looking gloomy for Ludlowe but with the help of a couple of penalties they moved the ball down to the … (0 comments)

Ludlowe Falcons take on their cross town rivals the Warde Mustangs at the Tetreau Davis Field on the Warde High School campus. Kick off is 10:30am. Both teams have three victories so far this season so it should be an evenly matched game. 
Weather Report says highs in the mid 40's, clouds giving way to sun and a 10 MPH wind....so all in all, a great day for football before heading home to warm up on Turkey and all the fixin's.

Ludlowe vs Warde - Rivalry at its Best!
Get Ready the kick off is 10:30AM on Thanksgiving morning.  Friends, Family, Alumni from all over town will be watching which team takes home the smiles and the bragging rights!  I hear there is even a trophy these days. The game is being played at Tetreau-Davis Field on the Warde High School campus.
