fairfield real estate: Styles of Homes Sold in Fairfield - 2007 - 03/19/08 06:18 AM
Fairfield has a little something for everyone.  Here is a look at the types of homes sold during 2007 along with their percentages.  As a community, Fairfield has evolved over the past 350 years or so.....and so have the housing options.
Colonials are the most popular style by far today.   Builders favor it almost exclusively because it maximizes the living space for a given lot size. It also allows for integrating all the features and ameneties that today's consumers value from large gourment Kitchens to adjoining Family Rooms to high ceilings to two story foyers and large Master Bedroom suites....All this … (0 comments)

Fairfield Home Sales by Price Segment
Single Family Homes
2007
Here is a quick update on the homes sold in Fairfield for 2007.  It is easy to see why Fairfield is such an attractive option for so many people.  The town has a great diversity in housing stock and a wide variety of neighborhoods.  There is the Beach Area with all the Activities close at hand, the Historic Districts with Vintage and Antique Homes, Southport Village with our scenic harbor, Greenfield Hill with lots of land and privacy, the University Area with easy commuter access, New Construction and lots more.
All this and a wide … (1 comments)

fairfield real estate: Bridgeport Real Estate and Home Sales Update - Feb 2008 - 03/15/08 08:54 AM
Bridgeport Real Estate and Home Sales Update
February 2008
The Bridgeport Real Estate slump continues.  The City continues to show the effects of the Sub Prime Mortgage crisis that is sweeping the nation.  It's Fairfield County location has not offered much protection from the turbulent money market.
It is obvious from the numbers that both Unit Sales and Selling Prices are taking a hit.  The first two months of the year seem to indicate a declining market - even when compared to the lows of last year.  We can only hope that the Fed Reserve action on Interest Rates and the influx of funds … (0 comments)

Weston Real Estate and Home Sales Update
February 2008
Weston seems to be keeping up with last year's pace.   Ten Closed sales may be down from last year but it is ahead of 2006 and one strong month will make up the difference.
Prices are running strong too.  So while we haven't shot out of the gates like a cannonball, we haven't stumbled either.  All eyes turn to the Federal Reserve to see what the lies ahead for interest rates.
The lowest priced home was 25 Old Stage Coach Road - a 3 Bedroom Ranch with 2416 SF and 2.33 Acres built in 1955. It … (0 comments)

Trumbull Home Sales and Real Estate Update
February 2008
Trumbull is following the trend for many of the surrounding towns.  This year is running will behind the last two at the start.  Two months certainly doesn't tell the entire story.  It seems that buyers are staying on the sidelines waiting for the Fed Reserve to finish dropping the interest rates.  As long as money is cheaper next month and payments lower, why buy today?
Unit Sales are running almost 50% below last year.  Prices are down too.  This is going to be a lot to make up for in future months if this is … (0 comments)

Easton Homes Sales Update
February 2008
Well so far Easton is keeping on pace with last year.  Both have much stronger starts than 2006 which saw only 5 homes sold in the first two months.  The good news is that even though there may not be many buyers....at least prices are holding.
The least expensive home sold so far this year is 15 Flat Rock - a 3 Bedroom home on 1.1 Acres built in 1939. It sold for $540,000.  The most expensive home sold was 47 Kaechelle - a 4 Bedroom Colonial with 5890 SF of Living Space on 3.35 Acres built … (0 comments)

Fairfield Real Estate and Market Update
February 2008

The first two months of the year have started off slowly.   We are running behind both 2007 and 2006 in Unit Sales.  It appears the buyers are staying on the sidelines waiting for more action for the Federal Reserve in lowering interest rates.

Sales prices are running about the same as they did two years ago and that is not a good sign.  While there appears to be lots of buyer activity on Internet Searches, Showings and Open House Attendance, this is not yet translating into Sales.  So sellers need to be patient and keep their … (0 comments)

Lexus of Westport
I know this is a blog about Fairfield Real Estate and Home Values.  However, sometimes you just have to take a moment to recognize great service.  Lexus of Westport is known for their tremendous care and concern for their customers.  I am now riding in my third Lexus...an ES 350.  I have been impressed with the quality of the car and the quality of the service for a long time now....
I felt compelled to share my most recent experience.  It began 15 minutes before kick-off on Super Bowl Sunday.  Dad called to say my Mom needed to go to the … (0 comments)

Fairfield University Area - 2007 Yearend Update
The Fairfield University Area and surrounding neighborhoods continue to be a sought after location.   This value is driven in part by the good size lots and maze of cul de sacs making for a friendly neighborhood environment. The primary driver is the short drive to the commuter train station located in downtown Fairfield.
Fairfield is the last commuter stop on the Metro North line.  The trains do go further but the people making the daily run to New York City generally don't like to travel more than the 70 minutes or so it takes from … (0 comments)

fairfield real estate: Best Restaurant Selections - Fairfield, CT Part 3 - 02/17/08 03:20 AM
Sarabande
Tucked out of the way on Unquowa Place...between the Train Station and the Post Road, Sarabande has become another Fairfield gem.  Friday and Saturday nights are busy -- so reservations are a must.  In the warmer months, it features outdoor patio dining.  If you are not outside, it can be a little noisey - thanks in part to the tile floor.  The bar area is small but functional and you generally don't have to wait long for your table.
The menu is excellent.  A very good variety and not the same old selections.  The daily specials will make you smile and your … (0 comments)

Greenfield Hill Real Estate - 2007 Yearend Update

The Greenfield Hill Neighborhood rates as one of the most desirable places to live in Fairfield.  While highly desirable Southport has the character and charm of Colonial times, Greenfield Hill has its own special qualities.  It comes with a combination of our Colonial Heritage in some of the historic properties along with a sense of Fairfield's agrarian past.  This is where the land is.  Most homes are situated on 2 or more acres per lot.

While unit sales have dropped a bit in the past two years, both the Median and Average Selling Price haven't … (0 comments)

Greens Farms Real Estate - 2007 Yearend Update
Hot, Hot, Hot!  That's the best description of the Greens Farms Real Estate Market.  Home Values are shooting skyward faster than a Flash Gordon rocket!  Obviously, this neighborhood in Westport, CT is not impacted in the least by the nationwide Mortgage Crisis.
Unit Sales are up over 20% from last year.  Amazingly, the Median Price and Average Selling Price are both up over 56% from two years ago.   This could well be the hottest Real Estate market in the country.  Three of the top five sales went for over Asking Price.  Here are the … (1 comments)

Southport Real Estate - 2007 Yearend Update
Southport is one of the most desirable neighborhoods in Fairfield.  A key shipping port in Colonial times, this locale exudes charm and character at every turn from the harbor to the Village to Pequot Library to the Church steeple.  It is located on the border with Westport & Greens Farms.  Pequot Avenue makes a perfect entry to what is known as the Gold Coast - a great drive through the one of the Estate Neighborhoods linking Fairfield and Westport.
Southport is home to some of the most valuable and expensive Real Estate along the Connecticut Coastline.  … (0 comments)

Weston Real Estate and Home Value - January 2008 Update
So far this year, there just hasn't been enough activity to get a real handle on the market.  Weston Real Estate finished strong in 2007 up from a slow 2006.  This year is off to a slower start than 2006 and that doesn't look good.  It is way to easy to change that trend with a strong February or March.  When you only sell 150 or so homes in a year, one slow month doesn't hold you back from a good year.
The top selling home so far as been 40 Cardinal that … (0 comments)

Westport Real Estate and Home Value YTD Update for 2008
Westport Home Sales started off slow in 2007 and looks like this year is just the same.  The first quarter of last year was slow but the 2nd and 3rd quarters picked up steam both in unit sales and in Selling Price.  The weather has been exceptionally warm and our typical winter snows have yet to fall.  So we can't blame the weather.
However, we may be the victim of improving interest rates. With all the talk of the recent Federal Reserve reductions and the anticipation of more, buyers could be holding off … (2 comments)

Trumbull Real Estate and Home Values - 2008 Update
Trumbull Real Estate is off to a slow start for the New Year.  Coming off two stable years in Unit Sales and Pricing, 2008 stumbled out of the gate.  While you don't want to jump to any conclusions after one month of date, it does make February take on more importance.
The drop in Home Sales could be tied to the Federal Reserve's highly publicized cutting of interest rates and the expectation rates will be going lower. Buyers may be waiting on the sidelines not wanting to commit until they are sure of … (0 comments)
