us virgin islands real estate: Sold! Real Estate In The Virgin Islands. - 07/08/16 05:50 AM
Beautiful Island Villas are an integral part of real estate in the Virgin Islands. We have all the luxury you would expect right here on the spectacular island of St. Thomas. This is the cream of real estate in the Virgin Island.
Earlier this year, I sold, Outrigger House for $2.1 million dollars. It was designed by famed Caribbean Architect Michael Helm of the British Virgin Islands and decorated by gifted interior decorator Twila Wilson of St. Croix, US Virgin Islands.  Her designs have been featured in Architectural Digest.
Four bedrooms and four full bathrooms with one half bath, … (21 comments)

The home depicted in the slide show above is available for sale in St. Thomas, Virgin Islands. It was one of the homes presented via Broker reciprocity during open houses to the Brokers on island 10/30/12.
This rustic A frame house is a two bedroom one bathroom home on the walk-in level with a renovated studio apartment upstairs.  The bathroom and bedrooms in the main home, have been nicely renovated as well. The yard is a cleared, relatively flat yard making the home a great place to raise children. The neighborhood is an established, quiet one. The homes in … (3 comments)

us virgin islands real estate: St. Thomas Open Houses for Realtors - 04/27/11 04:48 PM
Wednesdays are traditionally the day for open houses on St. Thomas. They are open mainly to brokers and agents. Although you are not prohibited from bringing your customer. Today there were a total of six open houses. I started out with the thought of trying to identify the best buy, but it really depends on your needs. The first home was in Frenchman's Bay. A duplex, two, 2 bedrooms 2 baths, mirror images of each other with a 1 bedroom apartment downstairs, nicely renovated, garage and a private beach. As an income investment you could probably generate $6000 a month by … (2 comments)

us virgin islands real estate: St. Thomas Real Estate Goes Solar - 02/24/11 01:23 PM
This is a picture of the Federal and local law enforcement buildings in down town Charlotte Amalie, St. Thomas, U.S. Virgin Islands. The Caribbean Sea is to your immediate left. If you look carefully, you will notice there are solar panels on the roof of both of the buildings. I noticed the recent addition on the day I was headed to the airport to visit New York just after the snow storms rocked the Midwest and East coast, in early February. Many things are a little more expensive here in the islands, because they are most often imported, making our cost of … (1 comments)

us virgin islands real estate: Property Taxes in the U.S. Virgin Islands - 01/24/11 01:10 PM
Buying and selling property in the U.S. Virgin Islands is a little different from buying on the mainland. Two important differences are in the areas of financing and taxes. For your initial financing you will have to work with a mortgage company or bank licensed to do business in the territory. It is a short list. Taxes on commercial property in the U.S. Virgin Islands have been in dispute since 2000.  When the governor unveiled a proposed property tax structure creating different property categories, each with different  tax rates in 2007, residential property was pulled into the fray. When closing on … (1 comments)

us virgin islands real estate: U. S. Virgin Islands Takes Steps to Preserves Great Air Quality - 12/12/10 10:42 AM
The U. S. Virgin Islands and specifically, St. Thomas is the most popular port of call for cruise ships in the Caribbean. It is often how new comers are initially introduced to the island. Just last week there were seven ships in Charlotte Amalie for the day. According to an article published in the Virgin Islands Daily News, the EPA has proposed new pollution control regulations which would impact these large ships and other vessels. The proposal was made to a United Nations Agency, the International Maritime Organization which has approved the proposal. The proposed rules would require the ships to use … (1 comments)

us virgin islands real estate: US Virgin Islands Real Estate Foreclosure Forcast - 12/03/10 12:33 PM
What about Foreclosures in the Virgin Islands?  They abound on the continent or mainland. Experts on CNN predict, the real estate market will continue to decline until the inventory of REO's is absorbed. The debacle of the market was instigated by out of control lending institutions, sub-prime lending with homes being sold to people who could barely afford them at greatly inflated prices. A mis-step in payments, a reduction in income or the balloon payment kicks in and you're in trouble. It is a slippery slope. The economy stalled, jobs were lost, we all know the story. The majority of Homes … (1 comments)

us virgin islands real estate: Liquid Sunshine - 10/26/10 06:26 PM

It's four in the afternoon on the Harbor of Charlotte Amalie, in St. Thomas in the U.S. Virgin Islands. Happy hour at Frenchman's Cove, a newer timeshare subdivision of the Marriott Hotel, in Frenchman's Bay is featuring St. Thomas' hot new groups, two for one drinks, breath taking scenery, happy tourist, a few local folks and lots of sunshine of more than one kind.
I was invited by friends, who I have been working with to find an investment property. Their daughter is the vocalist for Liquid Sunshine. When my business partner and I arrived, they were sitting at … (3 comments)
