marketing tarrant county: Fort Worth and Tarrant County....Are you Pricing to Sell or Sit? - 05/10/10 10:33 AM

Sellers are still somewhat on the fence about pricing in some of our market areas of Tarrant County.  When they are on the fence, still thinking my home is beautiful and I need to get $____for it, it is so easy to take the easy way as an agent and agree or make a promise that you may not be able to follow through with.
Two situations for me recently really brought this point home to me.  I have one listing that due to a court situation, the sellers insisted they had to get $160K for the home.  The home … (2 comments)

marketing tarrant county: 30 days to RIDE THE FENCE....BUYERS BE AWARE - 03/31/10 02:57 AM
Buyers need to be reminded that only 30 days are left to get the $8000 Tax Credit for first time buyers. Our buyers have known about this credit for many months and often have just thought, "I'll do that later...when a better home is one the market in the area where I live."  WEll...homes may have come and gone in that area, and now the time is here.
Often buyers look for the perfect house, only to find out too late that the imperfect home sold a couple of months ago and now, it looks better than what is available now.  … (0 comments)

marketing tarrant county: Fall and All the Great Buys in Tarrant County....not just homes! - 11/04/09 03:59 AM

Attention all BUYERS and SELLERS  in Fort Worth and in Tarrant County...............Have you Noticed?
It seems that you don't pick up a newspaper or look at a TV commercial that you don't see that the latest best buy is!  As the economy receives more focus, the retailers just keep lowering their prices or offering incentives, or claim they will beat the "best price" on just about everything.
There are incentives to buy cars, deoderant, toothpaste, symphony tickets, 2 for 1 dinners, and it goes on and on...then in neighborhoods, beautiful homes sit, with very vew showings...and the question becomes, should the … (0 comments)

marketing tarrant county: TEXAS-TARRANT-FORT WORTH....and Short Sale Properties - 09/22/09 08:00 AM
I have done many Short Sales over the years and .....they used to be a lot easier to do!
This year, what I find is that there are several problems and issues to deal with and I am speaking from the Listing Agent side of the Transation.
1.  Sellers who are facing foreclosure have limited knowledge about Short Sales and how they work.
2. Buyers agents have limited information about how Short Sales and Short Sale Negotiations work.
3. Many Listing Agents, do not have a clue about how Banks deal with short sale transactions.

marketing tarrant county: $148,000 and BACKS TO A GREEN BELT! WOW - 06/09/09 01:09 PM
Fort Worth, Texas...the city, Park Glen, the Subdivision,
Mr. and Mrs. Perfect Seller........the owners.  This home was put in tip top shape before the sellers signed their listing agreement.  They made sure everything was as nice as it could be and they also had recently redone the kitchen to include beautiful tumbled marble counter tops.  The neutral carpet is spot free, the back living room view is of the Green Belt, and upstairs has a balcony overlooking the backyard and the greenbelt.  Wow........Price $148,000.  If all that is not enough, it is in walking distance to Bluebonnett Elementary School, which is … (0 comments)

marketing tarrant county: Are We Stimulated Yet? A Fort Worth kind of thing! - 02/22/09 04:11 AM
i THINK THAT WHAT I see stimulated are agents!  The ones of us who want to be successful in representing our sellers are being very straight forward with our clients who are considering selling there homes this Spring.  Most agents that I know are always honest, but right now, it is important that the good agent takes the initiative and does not let the seller believe falsely that he "might" be able to price his home high and get an acceptable offer!

What I see is that over prices homes, no matter how great thy are are not going to get … (0 comments)
