aurora co homes for sale: Denver Market Hitting a Bubble? - 09/18/17 10:50 AM
No, but according to many Denver Area Realtors, the market is changing.  I agree, for the better.  The demand for houses over the last few years up into the last few months was very difficult for buyers to navigate.  Almost with certainty a buyer would need to offer more than the list price to even be including in the purchase process for consideration by a seller.  Multiple offers, people throwing out crazy numbers and guarantees to "win" the home bid have finally cooled.  I am so glad to see this, and  happy to see a report out by Megan Arellano with … (0 comments)

aurora co homes for sale: Last Chance at Ponderosa Ridge - 08/15/17 01:55 PM
The homes are just about sold out in Ponderosa Ridge.  A KB Homes Community.  As a Realtor and owner of a home in this community I really appreciated the discounted tax rate.  Saving me as much as a few hundred dollars per month just in taxes.  Nestled up Irish Parkway off of Gartrell, Ponderosa Ridge offers a variety of home sizes and floor plans.  Ranch and 2 story homes.  Cherry Creek Schools.  Easy access to 470 and Arapahoe Road equally.

The topography in the community is very nice as well.  A community park at the entrance of the neighborhood adds to the … (0 comments)

aurora co homes for sale: Aurora CO Home Sales under $400K - 08/01/17 12:27 PM
What does $400K buy you today in the Denver Metro Area?  Not nearly as much as it used to.   Very strange when you start to search for inventory under $300K and very,  very little shows up.  According to the Denver Buisness Journal the average price of homes in the area now hedging over $454,000.

The amount of house $400,000 would buy you 10 years ago has changed drastically — so much so that Denver was recently ranked the No. 1 metro in the nation for home sales-price gains.  Caitlin Hendee with DBJ says these days you may need to live at least … (0 comments)

aurora co homes for sale: Yes it is still a seller market in Aurora CO - 02/21/17 12:21 PM
The Aurora CO market is still HOT, HOT, HOT.  If you have been searching for homes recently in any area, and specifically Auorora, CO, well you know how tough it is to be a buyer right now.  Inventory is already low, and looks to be getting lower.

Well, what I had hoped for this year in 2017 was a far better and different picture than what we experienced for Buyers in Colorado last year.  If you think as a buyer you are in any position to deeply discount your offer on a home, think again.  Most home sellers are receiving as … (2 comments)

aurora co homes for sale: Putting your Home Search on Hold - 02/20/17 05:23 PM
Attention All home Buyers in Greater Metro Denver.   Yes, I get it.  The market is tough for buyers.
Today I was out showing property.  Both in Aurora, CO and Parker, CO.  Each home we entered had mulitple business cards. Several of the homes on the market less than 24 hours. Piles and Piles of cards.
Every House we enter the kitchen, where seemingly is where everyone places their card to alert the home owner that yes, we were here.  The buyer turns to me and says, not again.  As we leave the last house on the tour today, Ms. Buyer looks at … (1 comments)

aurora co homes for sale: Basic and Easy DIY for Colorado Homes - 02/18/17 03:09 PM
Imagine the first time you turn the front door key to a new Aurora home—the first time you step over the threshold of the home you now own. It’s a moment to truly savor. Whether it’s a feeling of well-being—that of a major milestone successfully accomplished—or just the sheer joy of appreciating the milestone it represents, it’s a moment you’d be remembering for a very long time.
But after the joy (eventually) comes another moment: one that’s all but inevitable. It’s when you first begin to notice flaws in your new home you didn’t see before.

Don’t worry! Most of them will be little imperfections that … (0 comments)

aurora co homes for sale: PHOTO MISTAKES YOU SHOULDNT SEE IN DENVER LISTINGS - 02/18/17 02:56 PM
ONE GOOD WAY MY CLIENTS GET A HEAD START FROM THE WORD “GO!” IS THE AMOUNT OF ATTENTION THEIR DENVER METRO LISTING RECEIVES. SINCE THAT LISTING IS BY FAR THE MOST PROMINENT DISPLAY PIECE THEIR PROPERTY WILL BE PRESENTING TO THE WORLD OF POTENTIAL BUYERS, IT HAS TO BE FIRST-RATE. THE DETAILS MUST BE PRESENTED IN CLEAR AND UNAMBIGUOUS LANGUAGE, LAID OUT WITH THE INFORMATION BUYERS CONSIDER IMPORTANT RIGHT AT THE TOP. MOST IMPORTANT OF ALL IS HOW THE DATA IS ILLUSTRATED. IF THERE IS EVER A PLACE WHERE TOP-NOTCH PHOTOGRAPHY WILL PAY OFF, THIS IS IT!THAT’S WHY IT’S ASTONISHING WHEN YOU COME … (0 comments)

aurora co homes for sale: Aurora CO Home Inspections a Look UNDER THE MAGNIFYING GLASS - 02/18/17 02:53 PM
Regardless, if  you are buying your first Colorado Home or your 5th, undertanding the way a home inspection helps facilitate the process will help you to get the most out of the opportunity it represents. It might seem as if the home inspection step is one of those technical legal formalities that only serve to slow down the purchase. Like an automobile inspection the Department of Motor Vehicles demands when all you want to do is get your car legally registered, it can seem like an irritating and time-consuming bureaucratic hurdle. But, like those auto inspections, if it turns up a … (0 comments)

aurora co homes for sale: Aurora CO RESIDENTS RENT OR BUY MYTHBUSTING QUESTION - 02/18/17 02:40 PM
The rent or buy? question sometimes answers itself—especially when the requisite down payment amount isn’t available. Other Aurora, CO  residents have to wrestle with a very important decision that simply doesn’t have a one-size-fits-all solution, any more than does a what car is best? question.
Factors that make it complicated have to do with how predictable many other facets of their future are: how long do they know they will be living in Colorado; how reliable is their income stream; how stable is the size of their family, and—an associated issue—how important will the quality of neighborhood grade, middle, and/or public high school be…and when?
Once you … (0 comments)

aurora co homes for sale: DIY Again, Lights up my world. - 02/13/17 10:04 AM
I know, I know.  Hard to believe two DIY projects in the same week.  Probably all I will have for the year.  This project required ZERO tools.  That is correct ZERO tools.
The idea that you can transform a room with a do it yourself project brings such excitement to me and know that I dont have to worry about it falling out of the ceiling or not turning on when I hit the light switch is amazing in itself.  Unfortunately when I bought my Aurora CO home, I was not able to add pendant lights.  Too far into the construction … (4 comments)
