No, but according to many Denver Area Realtors, the market is changing.  I agree, for the better.  The demand for houses over the last few years up into the last few months was very difficult for buyers to navigate.  Almost with certainty a buyer would need to offer more than the list price to even be including in the purchase process for consideration by a seller.  Multiple offers, people throwing out crazy numbers and guarantees to "win" the home bid have finally cooled.  I am so glad to see this, and  happy to see a report out by Megan Arellano with … (0 comments)

The homes are just about sold out in Ponderosa Ridge.  A KB Homes Community.  As a Realtor and owner of a home in this community I really appreciated the discounted tax rate.  Saving me as much as a few hundred dollars per month just in taxes.  Nestled up Irish Parkway off of Gartrell, Ponderosa Ridge offers a variety of home sizes and floor plans.  Ranch and 2 story homes.  Cherry Creek Schools.  Easy access to 470 and Arapahoe Road equally.

What does $400K buy you today in the Denver Metro Area?  Not nearly as much as it used to.   Very strange when you start to search for inventory under $300K and very,  very little shows up.  According to the Denver Buisness Journal the average price of homes in the area now hedging over $454,000.

The Aurora CO market is still HOT, HOT, HOT.  If you have been searching for homes recently in any area, and specifically Auorora, CO, well you know how tough it is to be a buyer right now.  Inventory is already low, and looks to be getting lower.

I know, I know.  Hard to believe two DIY projects in the same week.  Probably all I will have for the year.  This project required ZERO tools.  That is correct ZERO tools.
