In the Cedar City Real Estate Market, Willowwood is another really nice subdivision of mostly starter to move up homes.  It was built in the early to mid 1990's and is North of Canyon View High School.  It is mostly ranch style homes with basements, although there are a few two story homes. 
It is also a nice quiet, most of Cedar City is quiet, it is one of our selling points!  The yards are mainly .20 of an acre. There are currently 3 homes listed for sale in Willowwood prices ranging from $105,000 to $165,000.

I took this picture while driving down the road the other night.  It was not easy holding my phone still while driving, but the sunset was just too beautiful to not attempt taking a picture of it.

The Cedar City Real Estate Market has several subdivisions in Cedar City that were built in the 1980′s, one of these is the Bramblewood Subdvision.  Bramblewood is located at the Northern end of Cedar City, near Interstate 15.  Bramblewood like many of our subdivisions, in that it has duplex styled “twin homes” as well as detached single family homes.  These have been popular with first time buyers and the twin homes have also been popular with investors.
There are currently 4 homes listed for sale in Bramblewood, ranging from $74,900 to $199,000.

One of the fixtures in the historic downtown area of Cedar City is getting another lease on life.  The old Cedar Twin Theater has been purchased and is in the process of being made ready to re-open later this Spring.  The Pulsipher brothers, Kyle and Kolby are the new owners and are working to get the old gem polished up.

The Cedar City Real Estate Market has several subdivisions with fewer than 25 homes.  The North Field Addition Subdivision is one of those great smaller subdivisions.  It was mostly built out in 2002, and is what I would call an upper starter home type of subdivision.
The homes are slightly larger than most starter homes, but they sort of fall in between the size of homes that you would call the “move up” homes.  The Homes are between 2200 and 2600 square feet.  The lots are typically .22 to .25 acres.

I have often mentioned that the great thing we enjoy about the Cedar City Real Estate Market is that we have the opportunity to work in many little cities.  Enoch is no exception, it like the rest of the communities that we work in has its own feel and nuances. 
The Fields Subdivision is one of those great subdivisions that began just prior to the bursting of the “Real Estate Bubble”, it is comprised of larger “move up” homes.  These homes usually have over 3000 square feet, which generally includes the basement square footage.

I am such a procrastinator!  I am waiting to the last day to enter this great contest.  Here in the West Government Land is where the utilities have chosen to run their various utilities.  I suppose it is a lot less expensive than buying easements and right of ways from private individuals! 

Anyway I have several great shots that include either power lines like this or the utility poles.  I have been able to use Picasa or Picnik to erase or crop out most of the flaws that I have found, but utility lines, roads and or power boxes … (10 comments)

The Cedar City Airport had an article in the local weekly paper stating that Skywest Airlines is no longer using the Turbo Prop airplanes to fly people in and out of the Cedar City Airport.  They are now only going to use the small passenger jets that have 50 seats.  The Turbo Prop airplanes currently seat 30 passengers.
This is an advantage to those wishing to fly to and from Cedar City in a couple of ways.  First they are faster, the 50 minute flight to Salt Lake City now will take 40 minutes.  The other benefit is comfort and noise … (9 comments)

One of the benefits of writing this series of posts on the subdivisions in the Cedar City Real Estate Market area, is that I find that I have overlooked some great subdivisions in my initial reports.  This has forced me to be a better Realtor and learn more about my market area.
The Cedar Meadows Subdivision is on the west side of Cedar City.  It is a subdivision built of single family detached homes built on lots that are usually .17 of an acre.  It is a subdivision that was built in the mid to late 1990’s.  There were several phases, … (13 comments)

The Cedar City Real Estate Market has some great subdivisions built since 2004.  Mountain Shadows is one of those great newer subdivisions.  It was built starting in 2005.  These are mostly custom homes built on .25 acre lots.  It is in the Cedar City boundaries on the West side of town.  It is just South of the Country Lane Subdivision.
There is one home that is under contract in the subdivision at a listing price of $237,000.

Yesterday was a pretty normal Wednesday, we had our office sales meeting, I wrote a post on Active Rain and did my normal prospecting things.  Everything seemed like a normal day.  There was a horrific Police Shooting in Odgen, but other than that it was a pretty normal day.  I didn’t read nor did I see any mention of a birthday in the news.

One of the Great Subdivisions in the Cedar City Real Estate Market is Fiddlers Canyon.  It is a large subdivision built in 9 phases at the Northeast part of Cedar City.  It borders the Ashdown Forest Subdivision.  Fiddlers Canyon mainly consists of move up style homes, but there are some custom homes, there are also some customized tract type homes.  I should add that there are some twin homes as well, but it is mostly a “move up” subdivision.

In the Cedar City Real Estate Market, Canyon Gate is one of the new and exciting subdivisions in Cedar City.  It is the Northern most subdivision on the East side of Cedar City, at least for now.  It features mostly custom homes, and as I mentioned is one of the newer subdivisions in the City mostly built after 2005.  There is a walking trail and great views that come with homes in this subdivision.
Currently there are 7 homes listed for sale from the $220,000 range to the $400,000 range.  These are beautiful, larger homes.

In the Cedar City Real Estate Market, Ashdown Forest is another newer subdivision in Cedar City.  It is mostly custom, high end homes.  It is a PUD so there are HOA fees associated with it.  It was built mostly in 2005, there are still several choice building lots available to build your own custom home.

I have mentioned before that one of the great assets in the Cedar City Real Estate Market is all of the smaller communities and cities that we work in.  I am for today highlighting a  subdivision is in Parowan, the Red Hills Subdivision.  It is on the East side of Parowan near State Road 143.  This is a nice subdivision in a really quiet part of town, this subdivision began in the early 1980′s but has had some newer homes built as well.

The Cedar City Real Estate Market doesn’t have a lot of gated communities.  In fact Legacy Estates is our first and currently, only gated community in Cedar City.  This is a subdivision of Mansions.  It is a small subdivision in number, but not in size of the homes.  The entire subdivision is not gated, just the select mansions inside of it.  The subdivision its self is still comprised of custom or executive size and style homes.  This is an exclusive subdivisions  These homes don’t come up for sale very often.

Another new addition to the Cedar City Real Estate Market is Hidden Hills Cove, it  is a new subdivision, it is comprised of what I would call mostly move up homes. They aren’t quite executive homes, but they are larger homes on lot sized between 1/3 and 2/3 acres.  
There are still home sites available.  Homes are listed in the $220,000.00 range currently. It is a new subdivision and is inside city limits.  There is currently one home listed at $215,000.

Darcy and I thought that it would be a good idea to highlight some of the subdivisions in the Cedar City Real Estate Market. We are starting with those subdivisions in and around Cedar City. We will work into the other cities and towns. This is an evolving idea, I hope that you like it!

In the Cedar City Real Estate Market one of the newer great subdivisions is Westview Estates. By writing about it, I am staying in the county on the South West side of town. These homes are all on at least 1/2 acre lots. There is a good mix of homes in the Subdivision, some that would be considered upscale starter homes to larger more executive styled homes.
There are currently 3 homes listed for sale in the MLS ranging from $185,000 to $190,00. If you wish to build your dream home, there are still many building lots available.

I am not sure what your New Year’s Eve activities are, but if you’re in the Brian Head or Cedar City area, you may wish to head up to Brian Head.  They are hosting fireworks, a party and one of the more interesting aspects, the Torch Parade.
