I thought that I would share some of the photos that Darcy and I took during our work week.  These actually come from Beaver County, although in our MLS system, it isn't an area that we will typically work.  It is a little too far away with gas prices where they are!  Anyway it is a beautiful area, with some great small towns.

I am sure that all agents will come across this scenario, especially now with the economic conditions.  Elderly parents deed their home that they own free and clear to all of their children.  The elderly parents die, and one of their children want to keep the house, but due to the economy, they can't qualify for a purchase mortgage.  Their credit isn't so bad that they could probably do a refinance in time.  The problems is that the othe children want their share of the house, they may even need their share of the proceeds from the sale of the house.

The County Fair Season is upon many of us.  There is nothing quite like a county fair, it is a celebration of a community or groupsl of communities.  We hold our Iron County Fair in Parowan.  The Fair Grounds are on the East side of town and are a nice facility to host the fair.  There are carnival style rides, exhibits and vendor booths.  One of my favorite parts of the fair is the Art and Crafts that are on displayed and judged.

Yesterday Darcy and I were up in Beaver County taking pictures for a BPO, we got a few other photographs to share in blogs.  We came across a tree truck and root ball that had long since died and had been removed from the ground.  It was lying behind a fence in a yard with some other stuff.  This had once been a mighty large tree, yet now dead, the bark removed, bleaching in the sun rays.

In the recent Princeton Review ratings Southern Utah University (SUU) was rated Best in the West.  It scored at the top of 121 Universities!  This is a major accomplishment, with high rating received in the quality of programs and ranking especially well in the quality of life category, (that score was 94!).  SUU advertises a private school atmosphere at public school prices, meaning they have high standards, low student to faculty ratios and over all student satisfaction!

In the Cedar City Real Estate Market, Ashdown Forest is another newer subdivision in Cedar City.  It is mostly custom, high end homes.  It is a PUD so there are HOA fees associated with it.  It was built mostly in 2005, there are still several choice building lots available to build your own custom home.

Another new addition to the Cedar City Real Estate Marketis Hidden Hills Cove, it  is a new subdivision, it is comprised of what I would call mostly move up homes. They aren’t quite executive homes, but they are larger homes on lot sized between 1/3 and 2/3 acres.  There are still home sites available.  Homes are listed in the $220,000.00 range currently.
It is a new subdivision and is inside city limits.  There is currently one home listed at $215,000.

This morning Darcy and I are enjoying a late breakfast, not quite a brunch just a late breakfast.  For some reason, the strawberry jam that I was enjoying reminded me of my childhood.  Strawberry jam was something that my grandmother always would include with breakfast.  This was something that I always thought that she would do just for me.  It probably wasn't the case, she had 22 other grandchildren, but I don't know if any of them liked Grandma's strawberry jam as much as I did.

Fifty years ago today construction began on the Berlin Wall.  For the majority of my younger life I believed that Wall would stand until long after I was gone.  The wall has now taken on an almost a symbolic meaning at least for me.  I believed that the wall stood for everything that was bad in the World, hate, ignorance intolerance you name it.  That was what the Wall meant to me.

In the Cedar City Real Estate market, Sunbow is one of the great starter family subdivisions in Cedar City.  It was built in the late 1970′s and early 1980′s.  It consists of Single Family Units on .20 acre lots.  There are currently 3 homes in Sunbow for sale.  Prices range from $107,000 to $135,000.  There are some split entry homes as well as some ranch style homes.  Sunbow is also at the North end of the city limits, next to the Middle School.

I am going to continue this series, mainly because I like writing this series.  This is another of my Butch Cassidy stories.  This story occurred in Moab, Utah.  A little background to Butch Cassidy, no one can prove that he ever killed anyone, in fact the only documented person that he shot was his younger brother Dan.  He told a Catholic Priest in Wyoming that if he had never killed anyone, that taking someone's life was the one thing that couldn't be repaid nor restored.

I am thankful today that our parents instilled at least some common sense in Darcy and I.  Today's scam is an email purportedly from the IRS complete with downloadable forms to be filled out, scanned then emailed back.  The only problem is that the IRS does everything by snail mail!  That and the know that you have "filed" your taxes, not field them. 
The best part is that the returned email link said IRS.gov for the address!  Be careful!  Don't fall for this crap!  The IRS will mail notices to you, they don't email them!

Do you ever wonder why there are certain people in this industry?  I sure do!  Monday, Darcy and I were in Los Angeles as I have blogged a couple of times about.  We received a call from a potential client wanting to first look at a house then put a cash offer on the house.  We told him that we were out of town, but that we would refer him to one of our associates who would take care of what ever he needed.

Last year I started a series of blogs about Subdivisions in the Cedar City Real Estate Market area.  For some reason, I haven't done a blog on this series for several months.  Today I wish to re open that series of blogs with a blog about a really nice subdivision on the East Side of Cedar City.  This subdivision is a small one, only a couple of streets with a dozen or so homes.

Darcy and I got back from California yesterday evening.  It was a great time, I wasn't thrilled with the traffic, but everything outside of the traffic was just great.  We had a blast!  The game was great, and I will be honest, I expected upper level seats. (Darcy won the tickets on a twitter contest), instead they were field level down the Right Field Line.  My seat lined up perfectly the First Base bag and the Pitcher's Mound.

Darcy has been doing a lot of Brokers Price Opinions in the past several weeks.  She was recently asked to do a BPO for a short sale that has a pending offer on it.  I was surprised when she pulled all of her sold comparables as well as her listing comparables to find that that house has a market value significantly higher that the listing price.  This hasn't happened for awhile. 
The house was priced right when it was listed several months ago, but with the succeeding price drops, it is now under the market value.  In fact, it is under … (9 comments)

Tonight and tomorrow night Cedar City is having a festival that is geared towards the family.  There will be games and sports to play, softball, family basketball even wiffle ball.  At 5 PM there will be a talent show on the stage at the Main Street Park.  Tonight's activities wil culminate with a family movie at 9 PM under the stars in the Park.
