We just attended a seminar that was put on by the local radio stations.  It was very interesting with a lot of numbers and such.  I realize that with print advertising there are huge limitations, as far as circulation to every household, as well as readership in general.  They both are shall we say, not cheap.  I guess what I am asking my colleagues at Active Rain, what is more beneficial.

Darcy and I just contacted an expired seller with the prospect of listing their properties.  More on the listings later.  We got talking about how we would communicate with them, we asked if an email would be alright.  They said that would be wonderful, other than 1 price reduction, that they hadn't heard from the other Realtor from the day that they listed their properties, until they were ready to expire a week ago.

Since reading Fred Carver's article on the tragic incident in Canada, I have been thinking of how my wife and I can do a better job at protecting ourselves.  The worse thing that we can do is to begin thinking that everyone that calls on a sign to see that house is out to get one of us.  That being said, there are some things that we can do. I have come up with just a couple of ideas, although there probably are many more that I haven't thought of, or that someone trained in personal safety could teach you.

Here in Utah whether a home is sold in as is condition, or not the seller needs to fill out property condition disclosures.  If the home has never been occupied by the owner, they can fill out a non occupant addenda.  This past weekend showing fixer uppers our buyers found a home that they can live in while fixing it up.  They are getting a loan so they asked if they could see a property condition disclosure to see if they could qualify the house for a loan.  Short of that, if they could find out what the owner knows needs … (3 comments)

I will admit it, I tuned into the Superbowl expecting a blow out.  I really didn't think that anyone would be able to stop the Patriots quest for perfection.  Deep down I had hoped that the Giants would, simply because virtually no one gave them a chance, not because I am a fan.  What a great game!  Both teams played well, especially on defense.  Congradulations to the New York Giants!, you earned that win!

This past weekend, Darcy and I had the priviledge of showing a family some fixer uppers here in our market.  To be honest, it has been a while since we have shown anyone any fixer uppers.  Whether it has been the market conditions, or just that many sellers in our market were pricing fixer uppers as though they already been fixed up. 
This weekend was an eye opener, we have a couple of great opportunities with some fixers.  I don't know that there is enough margin there to fix and flip, but certainly good solid investments to someone looking to buy … (2 comments)

A number of years ago my Uncle moved to Australia.  His wife is a native Austrailian, and they loved it there.  They lived in a climate that was warm to hot, and my Uncle found a new home.  When they left over 20 years ago, we had a big family party and I remember telling them one of these days, I will come down and visit.  I don't know the exact rammifications, but periodically my Uncle would have to return the United States to renew his Visa.  He didn't apply for citizenship in Australia, just residency.

In keeping with my new attempt to strengthen my attitude I have spent some time looking at motivational quotes.  I came across this one from Henry David Thoreau:"Go confidently in the direction of your dreams.  Live the life you've imagined."  This is a good one for me, it tells me that I need to plan and to work to making the dream (plan) come true.

There is something warm and inviting about a wood burning fireplace or wood stove, but as winter continues to grasp much of the country it it's icy grip, please be careful.  Here in the Cedar City area chimney fires are way down this year but they still happen.  Please remember to clean your fireplace and wood stove as often as it is recommended.

I learned or remembered an important lesson this past week.  That lesson is never let anyone dictate how you think of yourself, or better said, never let anyone set your level of self esteem.  It is something that I should have known, but let myself get taken in again.

Hello again, well we have almost gotten dug out from the latest storm to hit here.  Nice to have the moisture could have done without the wind, but it does mean great snow for winter recreation!  We are supposed to have some more later tonight, with smaller totals as storms that are smaller come through.  That usually means that when the weathermen say this, we get dumped on!  Like I mentioned earlier, we could always use the moisture, anyway back to Real Estate.

I have talked to several Realtors and read a few blogs about their concerns for the the homeowners protection doing a Virtual Tour.  I am saddened by the need for these concerns, it speaks poorly of our society.  I am also saddened because I believe that Virtual Tours are a great marketing tool.  In many cases, they help draw interest in a listing.  I wonder if we, as the listing agents, are doing our clients right by not teaching them to protect themselves.

Great news!  Governor Huntsman in his State of the State address mentioned that the economy in Utah is flourishing!  This comes from a Governor that was a businessman prior to becoming a politician!  That is good news!

Well, the week is into full swing, and I have spent parts of two days trying to get my computer fixed.  It never fails, just when things seem to be improving, something else gets in the way.  My laptop has been infected with a virus.  We spent nearly an entire day getting the anti virus program to run through all of my programs to make sure that we had everything isolated and removed that was infected.  What a pain!

I have just began studying another book.  I have read some of his writings before, I am starting "Awaken the Giant Within," by Anthony Robbins.  I was wondering, has anyone studied with Mr. Robbins before.  I have read the 1st chapter and so far it seems pretty good.  I like the philosophy that change starts with one's self, and that success depends again on one's self not on other factors.

We just got a boost from the State's economic forecaster.  The economy in Utah is expected to continue growing through 2008 and beyond!  This is great news, we have an extremely low unemployment rate, and new businesses continue to come into our state in large numbers.  There is some excitement over some oil discoveries near Richfield, and with oil at an all time high in prices, there is a lot of interest in developing our oil shale and tar sands and refining them.
