One thing that I am starting to notice in the Kansas City Metro area are lazy buyer's agents. I believe when a buyer chooses an agent to work hard for them it doesn't mean that the agent should have their buyer sign a buyer agent's contract and then tell them to go find a home on their own and and then come back to your buyer's agent only to write the offer, without being actively involved in the search process... NOT! That is so wrong! Buyers need to work with an agent that will show them all of the properties that they want to (4 comments)

I know all of you have heard about the book; Who Moved My Cheese? I read it several times, it is an easy read but boy does it have a world of meaning for Me as a Realtor! The New Year is here in all of its glory and according to all of the real estate experts the 1st quarter is going to be the time to buy or sell. Why? The main reason is for the tax credit perks that are in effect until April 30, 2010. This is the date that you need to have a contract down on a home. Sellers if your house is not getting showings or you haven't heard from your Realtor in awhile..it may be time to communicate with your real estate expert. Find out the absorption rate in your subdivision or zipcode..to see how many homes sell each month and find out how long it will be until your home should sell. Especially if your home has sat awhile and it wasn't one of "the shiny pennies". Absorption pricing is something that I use..especially when we have a time frame to get the property sold in or if it was an expired property that I took (0 comments)

My Realtor Friends, Tomorrow is the anniversary of 9-11; Take a moment out of your busy schedule to pay tribute to those that lost their lives on this day; and also in the wars in Iraq/Afghanstan. Real Estate has been interesting this past week. I have seen the market improving on one hand and on the other I still see some agents allowing their buyers to still think they are going to steal non foreclosure properties away. It's very crazy and REAL! Let's take the 1st transaction where the buyer wanted a property that was listed in the mid 230's; they settled $4000.00 from the asking; very fair for both parties! The seller was firmer than what the "old market" was suggesting. The buyer understood the value and truly loved the property. It was a shiny penny. This deal (12 comments)

Buyers, Buyers, Buyers come out where ever you are! The $8000. tax credit is quickly going to be a faint memory. The 1st time home buyers are missing an opportunity to take advantage of this money. Do you realize that this tax credit could pay for a lot of furniture, school loans, a down payment on a car, new carpet, a fence, a trip etc. November 30th is the last day to close on a home to be able to collect this cash from the government. Short Sales...Don't we mean L O N G sales? I've had it with the Bank of A_ _ _ _ _ _ I have presented 3 different contracts for almost full price, and guess what? I have lost each buyer due to the "circle jerk" method this lender seems to have taken on. By the way, we are talking about the same property and get a contract together..falls thru....get another one...falls thru..you know the routine. The 1st contract seemed to mysteriously get into the hands of a mitagator that took it upon herself to give the homeowners a better rate and a new mortgage....Problem, the homeowners (6 comments)

1. I believe a Realtor needs to be full time; not doing several things, but doing just real estate.2. It is not about how many years in real estate, but how many deals/transactions.3. Check out the Realtor's website; not just the company they work for. See if they have their own.4. Make sure they share with you their listing presentation; including the marketing plan for your home.5. Did the Realtor look around your home on the inside and outside?6. Did they arrive on time? 7. Statistics in the Kansas City area for July have come out and it looks like the buyer still has an edge on the home market in both the new and existing home sales. Home sales; new and existing homes combined; are up 1% from 1 year ago.We are seeing more buyers in the markeplace taking the leap of faith and buying. I have actually been seeing multiple offers come in on properties. This is a welcome problem for most sellers. Have you heard of A Marketability Report. The Diva Team utilizes this report that assists homeowners who are thinking of listing their homes or homeowners that have had their home on the market and they don't know what they could do differently,to get it SOLD. The simple checklist goes over items in the house that you may not of even thought of when putting your home on the market. I'll start with saying there is only 106 days left before the tax credit of $8000. for 1st time homebuyers goes away. On the other hand I heard that there is going to be an incentive for trading RV's in For Homes; this would be replacing the..clunkers for cash and the $8000.00 tax credit. Kidding! I said that today in our sales meeting....can you believe that I think some people thought I was serious....LOL Enough jokes...The market in Kansas City and the burbs is really picking up. A Realtor's job is a tough one..we deal with a lot of craziness with people and situations..but just think of our service men and women overseas..that is such a tough job that they do, because they believe in all of us...Democracy! My Son, Jacob Thomasson, with the U.S. Army in Iraq is going to be on American soil in later September. He is a forward observer with the infantry. OMGoodness....Just when I thought the buyers were satisfied with a choice of a great home for the money; they are wanting to go back out and view ..count them....15 more homes! OMGoodness........ When is enough..enough? I believe it was the "parents" that created this scare that this may not be the house...They recalled the day that they almost bought a home; just to be buying a home. But, wait..that was 25 years ago and this is not their life; this is their child's. Have you ever got your "Panties in a Bunch"? Well, I remember when I first got into real estate there was an agent that couldn't see the forest for the trees. We were in the middle of the resolution of unacceptable conditions and she refused to take the request back to the buyers. She decided herself it was not what they wanted. Well, I insisted that she had to take it back to run it past her buyers and to understand that she didn't need to get so attached to the situation, "Don't Get Your Panties in a Bunch" I said to her...... Have you ever been faced with a seller who is determined to sell their house; but then won't listen to the real estate expert that they have hired. Well, let me tell you...those sellers can suck the life out of you! You do everything they ask and more..but they won't listen to you on price or on removing the 5 couches. (Yeah, 5 couches and it is a 2000 sq. ft. home) What can we do to get it SOLD? I do a regular spot on the radio called Dollars and Homes it is on 710 AM. I am on every other Sunday from 1 pm to 2 pm. I am on with Bruce Brown with Pulaski Bank. He talks about the mortgage side of things and I discuss the real estate side of things. The weeks I am not there, Andrew Bash with The Bash Team with Prudential does his spot. This show started in October 2008 and it is still going strong! It gives me an opportunity to share my views on buyers, sellers, the market, the crazy experiences that occur being a Realtor and just the opportunity to get my team's name out (0 comments)

I feel like writing about how lucky we are to have men and women who are serving in the military! Do you realize right now they are defending our freedom and our country. (Not sure if this was the right move in the first place, but a decision that was made.) My son is one of those infantry/field artillery soldiers that are withstanding the high temps of 122 degrees, sharing 1 washer with 50 men, going out on patrols.... he is proud of what he does! He has such a passion! I can't even imagine my son in such a place. I met (5 comments)

I just finished a book named Twenty Wishes; the first non real estate book I have read in awhile...However, I think that I can apply the concept I learned from the book. If I had 20 wishes to apply towards the real estate market...I think it would be something like this. 1. Buyers get off the fence and buy now. 2. No part time agents. 3. Sellers listen to your listing agent; Isn't that why you hired the expert? 4. Agents give feedback; good/bad/ugly give it! 5. Price the house to sell based on the recent comps, not of a year (0 comments)

What do I want to talk about today? Well, today I received a bouquet of beautiful flowers from my sellers that I got their home SOLD, actually in a short amount of time considering this market. They were appreciative of my services in facilitating this. It actually was a nice gesture that I was totally shocked and do not have this happen very often at all. Kudos to Bob, Kim and Melissa! It is another lesson that makes me stop and realize the role that a Realtor plays in people's lives... In this case, this family will move to be closer to (0 comments)
