Looks like the real estate recession may be officially over, as the market continues to make positive gains, this time with foreclosure news.
Nationally, foreclosure inventory declined yet again in June to the lowest rate since August 2007. Foreclosure filings were also down 6% from May and 19% over a year ago.
Hard to believe the beginning of the real estate recession was that long ago. In Beaufort, the recession hit with a vengeance in April 2006, as sales dropped dramatically off, year over year.

One of the things that makes Beaufort, SC special is the Water Festival. Here is a scene from the opening ceremonies, last Friday, July 19.
Opening ceremonies are always quite a site -- hundres of boats on the Beaufort River, and thousands of revelers at the downtown Beaufort Waterfront Park, where most of the events take place.
If you are within a driveable distance from Beaufort, I would highly recommend coming down for a few hours. The festival continues through next Saturday, July 27. It is truly a wonderful festival in a waterfront community.

Buyers and sellers need to understand, however, that home inspectors are not infallible, even if they sound like they do.

Every deal feels terrific, doesn't it?. After all, this is what Realtors set out to do each day, isn't it. We try and help our clients buy and sell property for the best possible terms.
So, I feel pretty good today. My partner in the office, the wonderful and indefatigable Kim C., and I just helped a nice couple from up north purchase a deep-water homesite, in one of Beaufort's best neighborhoods, for 40 cents on the dollar. The purchase price was $235,000. The seller's had paid $480,000.

Last night, while in search of Tricks and Treats with my son Panyue, I ran into one of my favorite Realtors -- Bryan G. He's just a great guy. I have always known Bryan to be a really professional, stand-up guy. Last night, on Halloween, he confirmed it.
His neighborhood, which shall remain nameless, is a trick or treat hotspot, one of those neighborhoods that seems to suck children in right off the street. Parents bring their children from outside the neighborhood to trick or treat in this Beaufort neo-traditional neighborhood.

On the way home from school yesterday, Bryan, my 15-year-old, grabbed my camera and started snapping away as we crossed the Intracoastal Waterway. This photo was the result. This is the kind of scene that prevents me from ever taking Beaufort for granted. When he saw the photo on my computer, Bryan was concerned about the quality of the photo. "Quality?" I asked with surprise, "it's perfect."

I'm beginning to wonder if someone over at has some real estate to sell in Beaufort, SC, 'cause it sure looks as if the website is trying to send folks our way. The website has practically become the marketing arm of the Greater Beaufort Chamber of Commerce. Since 2007, Beaufort has been featured by the website no fewer than three times, most recently in September as one of the 25 Best Places to Retire.
