real estate: Great Foreclosure News - 08/12/16 06:25 AM
Looks like the real estate recession may be officially over, as the market continues to make positive gains, this time with foreclosure news.
Nationally, foreclosure inventory declined yet again in June to the lowest rate since August 2007. Foreclosure filings were also down 6% from May and 19% over a year ago.
Hard to believe the beginning of the real estate recession was that long ago. In Beaufort, the recession hit with a vengeance in April 2006, as sales dropped dramatically off, year over year.
It took a couple of years for  prices to  start to really come down, but it was spring 2006 … (1 comments)

real estate: Hamilton Village, High-End Condos in Beaufort, SC - 01/02/14 12:22 PM
For years, Beaufort was yearning for a high-end condominium option in the downtown area. Located just over the Beaufort River from Historic Downtown Beaufort,  Hamilton Village is one of the growing number of high-end condos popping up in the Beaufort area.

Hamilton Village residents enjoy stellar views of the Beaufort River. There is an attractive pool on the grounds of the community, and dock space available on Factory Creek, which flows behind Hamilton Village.

All units are one level, and enjoy nice finishes and upgrades. Residents enjoy all the amenities of Beaufort, from the Lowcountry's beautiful views, fishing, golf, … (0 comments)

real estate: 2013 Beaufort Water Festival - 07/21/13 02:32 AM
One of the things that makes Beaufort, SC special is the Water Festival. Here is a scene from the opening ceremonies, last Friday, July 19.
Opening ceremonies are always quite a site -- hundres of boats on the Beaufort River, and thousands of revelers at the downtown Beaufort Waterfront Park, where most of the events take place.
If you are within a driveable distance from Beaufort, I would highly recommend coming down for a few hours. The festival continues through next Saturday, July 27. It is truly a wonderful festival in a waterfront community.

real estate: Beaufort's Lady's Island Community - 01/22/13 08:56 AM
Lady’s Island is nestled between Historic Downtown Beaufort and the Atlantic Ocean. Lady's Island is also one of Beaufort's premier residential areas. From the waterfront communities of Distant Island, Cane Island, Cat Island and Newpoint, to the wonderful and more affordably priced communities of Royal Pines, Christine Place, and Telfair, Lady's Island has something for everyone. Lady's Island is separated from downtown Beaufort by the Woods Memorial Bridge, more commonly referred to as  old "swing bridge."  In recent years, Lady’s Island has become a very popular option for builders and developers, because of this proximity to downtown Beaufort, and seemingly endless … (2 comments)

real estate: For Home Buyers In Need of Credit Improvement - 10/17/12 02:49 AM
An agent in our office recently met with a prospective buyer, who had some credit issues. The agent is still new, so she emailed the other agents in the office to get advice on how to help a buyer build up their credit.
As always seems to be the case in our wonderful office, one of the agents, who shall remain nameless, provided some excellent advice. I thought I would share, and maybe it will be helpful to prospective home buyers, or their Realtors, down the road.
Following is the response --
Many times I have come into similar situations, regarding … (4 comments)

real estate: Throwing Around MIS-Information Which Could Unecessarily Kill A Real Estate Transaction - 03/26/12 03:28 AM
Have you ever had an experience with a know-it-all home inspector who doesn't know nearly as much as he believes? Of course you have. We all have. As in any walk of life, or any profession, there are those who think they know everything.
Buyers and sellers need to understand, however, that home inspectors are not infallible, even if they sound like they do.
Twice now, in the past few months, I have seen home inspectors toss out wildly inaccurate information in regards to repairs to a couple of homes in Beaufort, SC. For the sake of disclosure, neither of these … (2 comments)

real estate: Pennies on the Dollar - 08/05/11 03:15 AM

Every deal feels terrific, doesn't it?. After all, this is what Realtors set out to do each day, isn't it. We try and help our clients buy and sell property for the best possible terms.
So, I feel pretty good today. My partner in the office, the wonderful and indefatigable Kim C., and I just helped a nice couple from up north purchase a deep-water homesite, in one of Beaufort's best neighborhoods, for 40 cents on the dollar. The purchase price was $235,000. The seller's had paid $480,000.
This is not to gloat over the misfortune of the sellers, but … (3 comments)

real estate: Happy Thanksgiving, Simpson Family, from 3000 of your closest friends - 11/25/10 03:43 AM

It is amazing what a little planning, and a cast of 3000 people, can accomplish in four days.

Behind me and my daughter, Rebecca, stands a house which was not there two weeks ago. And, no, it wasn't trucked in modular style.

A very dated brick home with no kitchen -- when I say no kitchen, I mean there was no kitchen -- stood on this spot, at the intersection of Abercorn Street and 55th Ave. in downtown Savannah.

The owners, Jim and Carmen Simpson, racked their brains, trying to figure our how they were going to cook Thanksgiving … (1 comments)

real estate: A Really Decent Realtor, and the Beaufort No Fun Club - 11/01/10 06:16 AM
Last night, while in search of Tricks and Treats with my son Panyue, I ran into one of my favorite Realtors -- Bryan G. He's just a great guy. I have always known Bryan to be a really professional, stand-up guy. Last night, on Halloween, he confirmed it.
His neighborhood, which shall remain nameless, is a trick or treat hotspot, one of those neighborhoods that seems to suck children in right off the street. Parents bring their children from outside the neighborhood to trick or treat in this Beaufort neo-traditional neighborhood.
On Halloween night, everyone in the neighborhood seems to be on … (2 comments)

real estate: A picture is worth.... - 10/29/10 01:24 AM
On the way home from school yesterday, Bryan, my 15-year-old, grabbed my camera and started snapping away as we crossed the Intracoastal Waterway. This photo was the result. This is the kind of scene that prevents me from ever taking Beaufort for granted. When he saw the photo on my computer, Bryan was concerned about the quality of the photo. "Quality?" I asked with surprise, "it's perfect."
The shot was taken in between the rails of the bridge as we traversed it, so, while Bryan was concerned the quality wasn't great, I, quite frankly, am surprised it came out as well as … (5 comments)

real estate: The Coldwell Banker Assassin - 10/25/10 01:21 AM
Next time you think you're having a bad day, consider the fate of poor Audrey Wasilewski, a Coldwell Banker agent in Louisiana. Not only is she enduring the same challenging market forces as the rest of us, Ms. Wasilewski had a rocket-propelled grenade blow up in her face. My son and I saw the very excellent movie Red Sunday. Bruce Willis plays a retired CIA agent who is sucked back into action after a  hit is placed on him by none other than the vice president of the United States. At every turn, Willis and his colleagues -- Mary-Louise Parker,  John … (1 comments)

real estate: Beaufort Legend Set For Hall of Fame Induction - 10/21/10 01:24 AM
Jumpin' jellybeans, you mean there really is a candy Hall of Fame!?! Yes, there is, and the owner of one of Beaufort's best-known businesses is about to be inducted. The Beaufort Gazette has reported that Pat Green, owner of The Chocolate Tree, will be inducted into the International Candy Hall of Fame this weekend.
If you have neglected to visit the Chocolate Tree during previous visits to Beaufort, then you have missed out on one of Beaufort's bona fide institutions. Located along Carteret Street, right in the heart of Beaufort's Historic District, Green has been whipping up confections since 1980.
At certain … (2 comments)

real estate: Money.CNN.com Just Can't Get Enough Of Beaufort, SC - 10/19/10 04:45 AM
I'm beginning to wonder if someone over at Money.Cnn.com has some real estate to sell in Beaufort, SC, 'cause it sure looks as if the website is trying to send folks our way. The website has practically become the marketing arm of the Greater Beaufort Chamber of Commerce. Since 2007, Beaufort has been featured by the website no fewer than three times, most recently in September as one of the 25 Best Places to Retire. Beaufort was also pegged as one of 6 Terrific Towns on the Water in 2008.  They are actually doing me and my colleagues in the real estate world a mega favor, because, as Realtors, we … (0 comments)
