The News Media is filled with stories about Global Warming, Droughts and Global temperature changes.  Some of the following discussions are a concern for water.  Water is the most abundant natural resource on our planet, yet less than 3% is usable for drinking, farming and ranching.  Much of the Western United States is suffering from a long time drought making water rights a Property Investment Strategy.

 Land sales are still slow but ahead of last tear.  Developers are re-opening projects that have sat dormant for several tears.  In my area, hundreds of acres of commercial land have been purchsed at auction.  Developers have started to pull permits for model homes.  Vacant Residential lots are also being purchased by retiring "Boomers" who are building their retirement homes. A very simple, basic definition of an income-producing property is that it should produce income....DUH!  Now with that being said, how does a Real Estate Investor figure out if the property has a good cash flow.  One method is believing the Seller, after all, why wouldn't you just believe the Seller's agent that "It's a great deal"!  That should work....not.

Recently, I mentioned Student Housing as an investment strategy since I now have three children in college and housing is always an issue.  There never seems to be enough and what is available is very often higher per square foot than complexes that do not allow students.
