Recently, I had the honor of speaking at the Real Estate Club sponsored by AdvantaIRA, a company specializing in 1031 exchanges and self-directed IRA's for real estate investment. Lower Multiple Listing Inventory National Builders have started building in developments again Increase in number of Building permits being issued to small builders. When I was a boy, in what seems like centuries now, my friends and I would spend countless hours playing in the dirt with our Tonka trucks and Tonka construction toys. We would move piles of dirt, create roads and lay the foundations for starting our buildings. What an exciting experience to be a young developer and keep those trucks busy. In January, I posted my predictions for the year for Commercial Real Estate. Read my predictions. The year is a little bit past the halfway mark so I thought I would post an update. Land sales are still slow but ahead of last tear. Developers are re-opening projects that have sat dormant for several tears. A very simple, basic definition of an income-producing property is that it should produce income....DUH! Now with that being said, how does a Real Estate Investor figure out if the property has a good cash flow. One method is believing the Seller, after all, why wouldn't you just believe the Seller's agent that "It's a great deal"! That should work....not. One of the most accepted methods of finding the value of a Commercial property is called the Income-Capitalization Approach or more commonly the "Cap" rate.
