November 2012 Real Estate Market Update for Prince William, Manassas, Manassas Park
November 2012 continues the downward trend with inventory. There is currently 933 homes for sale to include all of Prince William County, Manassas City and Manassas Park and 453 that sold.  Last month I reported we had 1,064 homes for sale that was 54 fewer than the month prior. Manassas City has 49 homes for sale and 33 that sold in the last 30 days. Manassas Park has 22 homes for sale and 14 that sold in the last 30 days.

There is currently a total of 1,064 homes for sale in Prince William County, Manassas City and Manassas Park. That is 54 fewer homes than the month of September.  The break down shows that Prince William County currently has 968 homes for sale verses 1,030 last month. Manassas City has 74 homes for sale verses 66 homes last month and Manassas Park has 22 homes for sale the same as last month.

Real Estate Market Update for July 2012 Prince William County, Manassas City & Manassas ParkAs of August 21, 2012 there are 1,105 homes for sale in Prince William County, 78 homes for sale in Manassas City and 31 homes for sale in Manassas Park for a total of 1,214. This month there are 56 fewer homes to choose from than last month.

There are currently 1,203 homes actively available for sale in Prince William County. This is a slight increase over the last few months and a good thing for those serious home buyers.Manassas City has 78 homes for sale and Manassas Park has 22 homes.

Decembers Real Estate Market Update for Prince William County, Manassas & Manassas ParkDecember was a good month for real estate. There was a 20% increase in the number of homes that sold in December over what sold in November. Inventory is still extremely low with only 1203 homes on the market for sale. In November's Real Estate Market Update I reported there as 1,254 homes for sale and 427 that had sold. The average sold price for the county in the month of December was $260,997 an increase of 3% for the same time last year.

Real Estate Market Update for Prince William County, Manassas & Manassas Park
There is currently 1,254 active homes on the market for sale and 427 that sold in the month of November. In October's Real Estate Market Update I reported 1,486 active homes for sale and 441 sold's. While it's not unusual to have lower inventory this time of the year, this is the lowest I have seen it in many years.

Real Estate Market Update for October 2011
There are currently 1,486 homes for sale in Prince William County, Manassas City and Manassas Park.  While that may appear to sound like a large number, with an average of 441 homes selling a month that's only 3.3 months of inventory.
The average sold price for Prince William County is $275,436 up 1.05% year over year. Manassas City had only a slight increase in the average sold price which is now at $201,909. Manassas Park had the largest increase of 6.24% with an average sold price now at $205,100.

Here are some graphs from Real Estate Market Intelligence showing a 3.36% increase in the average sold price from the same time last years for homes in Prince William County, Manassas & Manassas Park.  Inventory is down by 3.67% compared to last year as well. There are fewer short sales or bank owned foreclosures on the market at present time. They are down to 25% of the market compared to 60% the same time last year.

Currently we have 1,790 homes For Sale in Prince William County, Manassas & Manassas Park. There are 1,709 homes Under Contract and 551 that have Sold and settled in the month of September.
The average sale price for September 2010 was $269,295. While the average days on the market was 32.
