I've not been one to wax political in public (though I am a rabid idealogue in private) as politics doesn't always relate to the business of real estate.  And in a sense, my comments here will not be so much politcal as they are societal, and a connection absolutely can be made in this case to real estate and such, and I will do so.

As the short sales go rumbling along in our various real estate markets, a question has arisen, and the answers are varied and contradictory. The question is: how do I, as the listing agent, handle a multiple offer situation on a short sale?

What does the data say?It says that for March and April:1.) the amount of homes for sale has dropped,2.) the number of homes currently under contract have gone up3.) the number of homes sold in the previous 30 days has gone up4.) the average days on market have gone down.What does it MEAN?It means that the market in the six cities that I have selected is rapidly improving! Is the metropolitan Phoenix real estate market actually at the bottom of its cycle? Many seem to think so. Consider this article from Greg Swann in the Arizona Republic. Seems that investors and second home buyers are greedily lapping up the properties that are priced low enough to be a smart investment (and there are many). It has recently been observed (by ME!) that there are now plenty of nice homes, that need very little work done, that could be rented out for slightly more than the monthly mortgage amount. That, my friends is a recipe for investment.
