home buyers: Should I Pull the Trigger? - 05/18/08 05:06 AM
A Zillow questioner asks if he or she should wait to buy a home in San Diego--or until the market levels out.
It is a question that seemed to beg an answer from me, if only because we are personally struggling with that very issue as I write this post.
We have an opportunity to buy an Oceanside property that should yield a mildly positive cash flow with a 20 percent down payment. It is new construction, close to Oceanside beaches, and the only hurdle is finding financing that is reasonably acceptable for our circumstances.

I attended a meeting of top women agents in North San Diego County last week, and here was lots of buzz and much discussion about what is selling—and what is not. Aside from market issues (luxury home market is strong in coastal San Diego County and multiple offers are not uncommon for buffed homes in the $1.5 million and up range), the issue of home presentation and staging was at the very top of the list.

In a mood of curiosity, I searched “real estate blog” in the Google toolbar. At the top of the organic list was http://houseblogger.typepad.com/ , Tim O’Keefe’s  Real Estate Marketing blog.  
Some attributed nuggets:
1. Eight out of ten buyers who used the Internet to find a home, used an agent to help complete the transaction. 
2. A September 2006 survey of consumers by Discover Small Business Watch found that 61 % of home sellers said they would prefer the services of an agent versus only 4 percent who said they would prefer an online service to help sell their homes. (What about the other … (4 comments)

home buyers: Trulia Goes Big Time - 09/21/06 03:23 AM
Trulia is now almost a year old, and has announced its coverage for all 50 states, covering 60 million homes. What is additionally interesting is that the site will be adding heat maps to reflect community real estate activity and is aiming for market analysis and visualization.
Mary Gannes wrote about Trulia in gigaom.com this morning and reports that Trulia is driving around 750,000 visitors per month to broker and agent sites--  representing a 60 percent month-over month increase for the last four months.
