real estate: My Buyer is Already Pre-Approved...Is This a Good Thing?

What do you think...is this a good thing?? I have to say that I am not yet entirely convinced it is because now I find myself working with a lender whom I've have no previous working relationship with. Buyers are now coming to us already pre-approved. They are so excited to have already jumped this major hurdle and have found comfort in knowing that not only can they purchase a home they have a clear understanding of what they can afford. We meet, talk, go over their questions...learn more about what their wants and needs are...oh, and by they way....they (2 comments)

I've been hearing it more and more...soft undertones here and there, until yesterday it hit me like a smack upside the head!!Two Realtors mentioned to me they have disappointed clients! What is the reason you ask? Their Buyers had both found homes which they were very excited to be making offers on, only to find another offer had been accepted! I am hearing this more and more and am definitely paying attention, our first time home Buyers are on the move. They are smart, educated in what they are looking for and understand that the Market is ready for them (7 comments)

Looking out my picture window on the first day of the New Year I viewed a fresh white blanket of snow sparkling and clean, what a wonderful symbolic gesture I thought to myself….I am about to start off my new year sparkling, fresh, and clean. It made me smile. The year of 2007 was a true year of change, new opportunities and personal growth for both me and my family, for they came along for the ride (so to speak). What a time it was…I would not change a thing and I don’t think they would either. I am hopeful (18 comments)
