      <title>Granbury Real Estate and the Market Trend in May 2010</title>
      <description>Down 15 homes from April, Hood County saw 76 single familt dwellings change hands in May according to the North Texas Real Estate Information System, my chief "relied on" resource.
Of those sold, only 2 properties were over a half a million bucks, averaging right at $600K, bringing 92% of the their list price, on the market for 264 days got you a home with about 3102 sqft.
Three properties sold between $400K and $500K, all waterfronts and one had 10 acres with in. They sat on the market for about 294 days average. That bought you a three bedroom, three bath, triple car garage home with 2932 sqft of air conditioned and heated living space.
Three properties also closed in May in the $350-$399K range. One distressed in Pecan that was over 6K sqft. of living so it kinda skewed the numbers a tad. This range brought 95% of the list price &amp;amp; the average sales price was $373,167. That bought a 4/3/4 with 3980 sqft. See what I mean about the numbers?????
In the $300K-349,999 range, five homes changed hands bringing 96% of their list price. This bought a'91 model on 4.58 acres with three bedrooms, three baths and a double car garage. Only two sold between $250-299,999 averaging $268,750. This bought a four bedroom, two bath, double car garage home with 2119sqft. built in 1992 but the Buyers only gave 93% of the list price.
Nine sold from $200K to $249,999. Two of those were brand new in Pecan and sold for about $95.37sqft. Accummulatively, $219,944, which was the average sales price, got you a 2129sqft. 3/2/2 home but you only had to give 96% of what the Seller was asking for the property.
Properties that sold between $150K and $199,999 totaled 17 with three new ones in there. The average price in this category was $171,762 which bought a 3/2/2 with 1736sqft. Hummmmm......that's almost $100sqft. I'll have to look into that!
The 22 homes that sold in the $100K to $149,9 range averaged 1547sqft. for a '91 model that had been on the market for 155 days. It was a three bedroom, 2 bath, double car garage home that the Seller got 96% of what they wanted for it.
Under $99,999, thirteen homes changed owners. The average price being $56,962 bringing only 91% of the asking price but only on the market for 63 days. These were mostly bank owned properties that they had foreclosed and put back on the market.
Well, there you have it. The facts with no hypothesis of what June will bring except some hotter temperatures &amp;amp; hopefully, a hotter real estate market!</description>

      <title>Granbury Housing Market Stats for April 2010</title>
      <description>A major piece of property sold in April, some 2832 acres with a rather large 6K sqft house and a pretty big Foreman's house, gas wells, ponds, etc. all located on the highway going to Lipan just northwest of Granbury for almost a quarter of a million dollars over $3 million.  WOW!  Yep, that one topped the list &amp;amp; may stay there for awhile.
Granbury also saw a home sell for over $700K which hasn't happened in awhile too.  When it was all said and done, our little area southwest of Fort Worth saw 91 homes sell in April including those two!  Yippee! Yahoo!  Is the market on the upswing?  Was it the tax credit that spurred it?  Will it continue?  The million dollar questions!  As far as confidence in the market, I've got it &amp;amp; everybody knows it is what you perceive it to be.
Of those homes sold, not including the "big boy" acreage, the average home was on 1.57 acres, a 3 bedroom, 2 bath home with a half bath, 2 car garage &amp;amp; 1979sqft. bringing 95% of its' list price and selling for $173,714.
Eight waterfronts changed hands.........more on that &amp;amp; April a little later!</description>

      <title>DeCordova Bend Golf Community</title>
      <description>This last Saturday was Decordova Bend Estates annual garage sale open to the public where everybody gets to come in the gates &amp;amp; hunt for batgains......and that they did/  It was scheduled for the previous Saturday but with the "gully washer" that day came its cancellation and the re-scheduling.  Usually the Friday before it is opened to the public, a sneak preview is offered to all Decordova Bend residences and their families which by the way, got to happen as scheduled.  It looked like some one stepped on an ant hill.  Golf carts were tooling around loaded to the brim as were the pick ups.  It all ended up with a fish fry at the clubhouse!  It was a great concept but once a year.....is enough!</description>

      <title>Granbury Texas &amp; DeCordova Bend Estates Pride</title>
      <description>You know, I've just lived in this part of Texas for about 2 years, not that it's that far from Fort Worth where I grew up and went to school, but it's different.  At one time, DeCordova Bend was the weekend get-away for many in the Metroplex to come to the Lake Granbury, have picnics &amp;amp; family reunion and be in the country away from the hustle and bustle of the big cities.  They still do....Decordova Bend still has weekenders that can't wait to retire and get to live here full time and its mostly all full time residence living here now and commuting to the city jobs or owners of those boutiques &amp;amp; restaurants down on the square.  I'm so proud for DeCordova Bend.  They have some of the hardest working dedicated people pushing to make it the best place one could ever live...........heck it only costs $109 a month to play as much golf as you can stand and that's the total dues!  Truly amazing!  We have a few houses for sale if you'd like to join us!</description>

      <title>Granbury Texas Subdivision Absorption Rates </title>
      <description>Here are the absorption rates for the subdivisions that I usually post.  If you live in one that is not mentioned here, please email me and I will include it in my November rates and send one for October direct.
DeCordova Bend Estates  October saw 40 active single family homes on the market, 1 had a contingency, 3 had kick out clauses on them, 2 had options and 6 sold for an absorption rate of 6 months and 3 weeks on the market........Hey, the inventory level is down in DCBE!
Pecan Plantation Inventory of active homes on the market was at 104 homes, 2 with kickouts, 2 with iptions, 3 were pending and 6 sold.  That makes the absorption rate in Pecan pretty high at over 17months worth of houses on the market.
Bentwater There were 22 homes actively on the market in Bentwater, 1 contingency, 1 pending and 3 sold for an absorption rate of 7 months and 10 days of homes on the market.
Harbor Lakes had only 9 houses actively on the market and nothing under contract but 2 sold in October so the absorption rate in Harbor Lakes is 4 and half months.
All in all Granbury real estate as of this date had 582 homes on the market and 52 selling in October for a 10 month supply of houses: however, of that 52 only 16 were over $200K and 2 of those over $625K. HUMMMMMMM.....very interesting!&lt;img src="https://activerain.com/image_store/uploads/5/1/4/9/3/ar122592604739415.jpg"&gt; It says a mouthful!
