central oregon real estate: Lake Front Property in Central Oregon Can Be Difficult To Find - 03/28/08 04:56 AM
One of the most common request I receive from out of area buyers that is almost impossible to meet is finding lake front property.  Deschutes County and most of Central Oregon is full of beautiful lakes, streams and rivers, but our lakes generally are on public land.  There are a few exceptions but are they really exceptions?
Odell Lake and Crescent lake do have a few homes near them, most of these homes are actually built on land that is what we call Forest Service land and is owned by the good old U.S.A. there is a long term lease of the … (5 comments)

central oregon real estate: Central Oregon Issues With Underground Tanks - 10/22/07 03:42 PM
One of the questions on the Seller's Disclosure is - are there any underground tanks on the property. In La Pine and a lot of outlying areas the answer is generally yes, it is a septic tank.
Of course if you do not have sewer available a septic tank is a must. However, in other areas of the state and sometimes in Central Oregon there are other tanks to be aware of.
After completing high school I moved to Portland, Oregon. While I lived there I lived in a home with oil heat, the tank for this source of heat was … (6 comments)

central oregon real estate: Oregon REALTORS® Can Not Give Rebates! - 10/19/07 04:17 PM
Brokers in Oregon are not allowed to share their commission with an unlicensed person. Often times a seller, buyer or third party will ask for a payment for a referral or as a rebate at closing to give the buyer a bigger incentive to purchase a home.
Some Real Estate offices and franchises across the United States have built their business on helping buyers buy a home by offering a rebate at closing. In Oregon this is not acceptable, if your Real Estate professional offers this, they are breaking the law.
In 2007 this matter was reviewed and sponsored by Senator Winters. Changes … (21 comments)

central oregon real estate: Oregon Smoke Alarm Info - For Sellers & Buyers - 09/22/07 05:35 PM
One of the most common items found on home inspections in Oregon are the issue of out dated smoke alarms. In Oregon it is law that when a home transfers ownership all smoke alarms must meet the current code set forth by the State Fire Marshall.
REALTORS® are the main source of enforcing this issue. Some, do not like being the strong arm of this, however I feel that I would rather protect my seller to be within compliance and my buyers to know they are a little safer.
The law is actually pretty simple, all smoke alarms must have a hush feature. … (13 comments)

central oregon real estate: Are You Expecting TOO MUCH? - 09/07/07 04:13 AM
Are you expecting too much from your REALTOR® or are you being unrealistic?
A good REALTOR® will market your home, provide you with the comps, educate you on the market and represent you and your property in the very best light. They know the market, the area and will be able to get you the most for your property.
If your property is not getting showings, then you may be over priced for the market, your neighborhood or the type of property you are offered for sale. The price you list your home for should be competitive to others like it … (18 comments)

central oregon real estate: Central Oregon Fun in the Sun! - 04/09/07 07:16 PM

This is a photo of my favorite spot in Central Oregon - Taylor Lake. Irish and Taylor Lakes are loctated about 12 miles from Cultus Lake Resort - to most this would sound like a quick little jont to find such a pristine place. But as wee traveled up this road on July 4, 2006 we were still having to 4X4 through 3 feet of snow in places and mud running down the road, the 12 miles takes about 2 hours to travel. This is not a place for the novice or the $50,000 SUV - this was our means of … (22 comments)

central oregon real estate: First Time Home Buyer and Insurance - 04/08/07 04:33 PM
Often times when I sit down with a first time home buyer we go over the expenses they may not have thought about, taxes and insurance to name two. Insurance is tricky, often times a buyer will ask me what I think the insurance will cost them. We all know that it varies from location to location, home to home and person to person, but what impact will this have on the buyer?
Sometimes the impact is more than we would expect, I had two different buyers, that purchased very similar properties in the same area. These were both manufactured homes on … (12 comments)
