The offer comes in and then the BUYER orders a property inspection and UNCOVER items that should have been addressed PRIOR to listing the home.

Are you ready? It isn't if but when.... I just spoke to another associate that had their computer hard drive crash on them. 
Everyone knows it is important to back up your computer -- Just Do It!
Make a point to have a glass of wine, a good beer or a hot cup of java and take the time to copy your important documents to an external hard drive.  They aren't that expensive these days.

Think about it -- what do you see in your in-box before you delete that message --
You see the subject line and who it is from.
Sending out periodic emails to your past clients or prospects is important and think about sending out your message with your name and/or company name in the subject line when sending your message.
For example, Scott Hoen at ABC Real Estate wishes your family a Happy Fourth of July Weekend!

Most successful real estate professionals have a website but DON'T use it with their email address.
They have made the investment in getting a consumer facing "billboard" on the Internet where 85% of the buyers and sellers are looking for information.  A good first step.  They integrate IDX MLS search tools, featured listings, buyer tips, seller tips, community and school information -- but let's look at their email address.
I repeatedly see agents using gmail, hotmail, yahoo or even their internet host domains they use to access the internet like aol, earthlink, msn, att, sbc, the cable companies.

I found a great tool for Real Estate Professionals to use that will assure your past clients, friends and contacts can find you.  Many real estate professionals move from one Company to another to another and you might not have databased your clients or told your clients how to find you.
The best way to avoid this problem in the future is to have your own domain and email address associated with the domain but for those that use the Brokers email addresses provided -- use this tool
