2.  INVENTORY IS UP!

So, you are wondering the same thing that everyone else keeps asking...Is anyone still buying houses??? Are banks still loaning money for home mortgages? Can people still qualify?
Sure they are! YES...YES...YES!!!  First time home buyers are taking advantage of the $8,000 tax credit through November 30th 2009.  Interest rates are absolutely phenomenal right now!  Days on market in Lubbock are only a little over 100 from the time a property is listed until the day it is closed on...The Sellers Realty has averaged a very short 80 days on market in 2009!  Having sold 53 homes year-to-date for $8 million … (3 comments)

Total property sales in Lubbock were down from 252 in October 2007 to 192 in October 2008, a -23.8% change. 
Total Dollar Volume went from $33,996,167 to $27,328,527, a -19.6% change.
Average Single Family Sales Price went from $134,905 up to $142,236 a +5.4% change.
Median Single Family Sales Price went from $108,575 up to $115,475 a  +6.4% change.
Total Active Listings went from 1,813 down to 1,529  a -15.7% change.
Total Pending Sales dropped from 212 to 139, a -34.4% change.
Months Inventory went down from 5.6 to 4.9, a -12.5% change.

Yes, I said INVESTING IN LUBBOCK!  Lubbock is a wonderful place to invest.  Our housing market has historically appreciated at a rate of about 3 percent per year for many years.  No one gets rich quick, but they don't lose everything either.  Lubbock is not like Las Vegas, or parts of California and Florida.  Lubbock is a conservative city.  Solid long term investing occurs here.  Land prices are on the rise, so you better buy before they get too high.  The city is growing.  Our hospitals are fabulous.  The universities are great!  Agriculture and area oil production is plentiful.  Lubbock has … (9 comments)

Is Lubbock Texas a Sellers Market or Buyers Market?  Well, it depends who you talk to and what part of Lubbock.  Which neighborhood?  Which school district?  What price range?  What age range?  These are all questions to ask.  One neighborhood may be a big buyers market while the next neighborhood a strong Sellers market.  For the most part Lubbock leaned towards a buyers market in 2007, with 6-8 months of inventory on the ground.  Average days on market have been longer than usual, with really only the best overall homes and the best priced homes selling.  Not the kind of market where … (0 comments)
