la jolla: Nelson Notes: Are You A Go-Giver? - 01/12/17 05:56 AM
Nelson Notes: The Go-Giver (A little story about a BIG business idea).
Welcome to my notebook, where I share my highlights from the books I read and notes I take. I feature only the books I’ve actually read and that I recommend as worth your while to read and grow from. Givers gain, so I’m sharing the good stuff, that it may impact and improve your life in some way. These are all quotes and excerpts from the author except where *noted.

la jolla: Safer Streets: You Can "Fight City Hall" - 12/09/16 07:36 AM
Safer Streets: You Can "Fight City Hall" if you are polite, persistent and patient.
And, I didn't do it alone, I got help.

I recently had a local victory making our streets safer.  I rallied my neighborhood and worked with the San Diego Roads Engineering Office and our local S.D.P.D. to bring an end to near head on collisions and rear-ender accidents on our neighborhood street.

September 22, 2016, I'd finally had enough of our neighborhood's west bound traffic using our east bound turn lane as a short cut to swing into the office park in our neighborhood. Ironically I work in this same … (4 comments)

la jolla: They Don't Buy What You Do, They Buy Why You Do It - 11/20/16 01:00 AM
This post was born of a comment an agent friend made to me this week about "here we go again, "everyone and their mother" is getting their real estate agent license again, just like 2002." We saw a similar "Gold Rush" mentality back in the early 2000's, and so it seems the "rush" is back the last 2 years.

They Don't Buy What You Do, They Buy Why You Do It
What is your real estate agent story? Why are you a sales agent, a Realtor or a Broker?
What is your one thing? That passion that drives you to do what you do, how you … (3 comments)

la jolla: It SUCKS To Be a Top Producer... (2 of 2) - 11/13/16 07:36 AM
Yes,
It SUCKS To Be a Top Producer in a Commoditized World!
(part 1: It SUCKS To Be a Top Producer (1))

For your USP, (Unique Selling Proposition), the answer is not an adjective:
“I’m personable”,    “I make friends out of clients”,     “I’m full-service”, "I’m #1 in ____”    or    “I close 300- deals per year.” "blah, blah, blah". The answer is not your resume' or these features. Because everyone can say: “I’m full service”, “I’m experienced”, “I’m #1 in something”, “I’m friendly”, “I’m blah, blah, blah!”. More importantly, these have nothing to do with the consumers' concerns. The consumer as a priority, … (2 comments)

Yes,
It SUCKS To Be a Top Producer
in a Commoditized World!
(part 2: It SUCKS To Be a Top Producer (2))
Consumers see all sales agents and Realtors alike. They have no way of knowing our differences from the outside looking in; we all do the same thing, the same way, so why pay more fees than necessary if the results are the same no matter who you hire?

Here’s the problem with that misconception: Not all agents are created equal. Skills, training, experience, personality, commitment, communication skills specifically, tools & tech, areas of expertise, and so on. Also, homes do not have fixed prices, they … (4 comments)

I Like A Discount Too, It's Just Not Going To Be On My Commission
Straight Talk From the Q&A

Brian Buffini of Buffini & Company has armed us with some great scripts and tools for handling objections and reductions of both asking prices and commissions. He always reminds us to embrace the seller that wants a discount; after all, we too, want to get the best price when we buy & sell...don't we? So thank them for asking and then go one to explain how & why they will get a better net working with you without lowering your commission. So, when the following question popped … (7 comments)

la jolla: Journey of a Sales Ninja - 10/30/16 01:46 AM
Journey of a Sales Ninja

In 1999, within weeks of getting my license, my Board of Realtors (SAMCAR) hosted a Ninja Sales class. As an adolescent & teen, I was a Tai Kwon Do black belt, so this class title intrigued me; little did I know the journey it would begin for me, the people I'd meet and the training I'd never forget!

When I entered the classroom, I immediately met a very charismatic instructor, Walt Frey.
Walt was a resident of my hometown with retirement plans for Oregon, much like my Dad’s story, so he interested me right away. He was a … (10 comments)

Golden Years 3: Retired, Not Relegated And Enjoying The Good Life!
If you didn’t read part 1 & 2 yet, please see The Patient Plan & Instant Inventory first.

One evening after one of our double dates with Michael & Janet, my bride Ailina’s shoes were bothering her feet so Michael and I went off to get the car rather than make her walk home. The place I sold Michael & Janet was just a few blocks from the heart of La Jolla Village and we always walk to dinner from their house to avoid the parking challenges.

Because I admire how … (2 comments)

Golden Years 2: Instant Inventory
If you didn’t read part 1 yet, please see The Patient Plan first.

The Plan-Instant Inventory: How do you find a seller when your client wants a particular property or unit within a certain HOA? I guess you can do like they do in the movies:

Knock, Knock, Knock…”Hi I want to buy your home. “
“But, my home isn’t for sale?!?”
“Sure it is…” (Open large suitcase of cash).

In short, I wrote personal notes to all the owners of every condo not already for sale, included a copy of an email from … (0 comments)

Golden Years 1: The Patient Plan (a 3 part series)

This is a story of goals achieved and dreams coming true. Patience, planning and purpose is how my buyer-couple, who became my clients in 2012, went from working and living in the SF Bay Area to retiring and living the good life, in La Jolla , CA. During the 3 year process, they also went from clients to neighbors & friends. This is the true story of Michael & Janet and how they truly inspired me in how they went about setting up a wonderful retirement plan to live … (0 comments)

Retirement: A Story About Setting Up Your Golden Years; one couple's journey.
They Had  A Plan
They Had A Process
They Had a Purpose
I learned a lot about one of the right ways to retire from Michael & Janet, two of my clients I helped buy their "retirement home". Imagine a couple that makes retirement look good!
They are both happy to be in their marriage (a second for each of them, no kids). They are active together and apart; Michael & Janet share mutual interests and have their individual pursuits as well. They still go out on dates. They workout in a gym and go … (3 comments)

la jolla: Celebrating Another Big Goal Achieved! CRS - 10/14/16 01:10 AM

Goal Achieved!
As of 10/04/16, my son's birthday, I'm a member of the Council of Residential Specialists
This is a goal I set for myself in October of 1999 and along the way I took CRS classes and ran my business in such a fashion as to achieve this important designation. I discovered CRS Ninja Training with The Group in Colorado and locally with Master Trainer Walt Frey. I learned top shelf business practices and met some great people due to this training. It's definitely not just the designation, as much as what it stands for to me and what it allows me to … (2 comments)

Job Posting:
Days Off Possible, Vacations Mandatory, Apply Within (part 2)

PSSST...You read Part One, yes? If not here you go:
Job Posting: No Day Off, No Vacations, Apply Within (part 1)

I’ll preface this with I’m fully aware that when you are new in real estate, or you relocate and start over in a new city or when extraordinary markets occur, (as we who went through the Great Depreciation of 2006-2011 can attest to...) you need to do what it takes to get your business to a place where this advice makes sense. But I also know, the longer you delay it, … (6 comments)

Job Posting: No Day Off, No Vacations, Apply Within (part 1)

I wonder how many people would apply for that job?  Guess what? Several thousand do ever month in The Real Estate Industry. They jump into real estate for the “freedom” and the lack of a financial ceiling (did they know there’s no financial floor either)? They get to be their own boss, work flexible hours and oh by the way; they “love people & houses”! Ah, then reality hits like the mirror of an actor before hair & makeup. You’re at the whim of your clients’ behavior and schedules…or so it … (3 comments)

la jolla: It's A Process: Buying A Home - 09/17/16 12:24 AM

Buying A Home
Its a process to take with a trusted advisor: Your Realtor

You Need A Realtor: Get referrals from happy homeowners to a Realtor. (Did you know not all sales agents are Realtors)? Sales agents are paid by the seller when they close a deal, so buyers do not typically have many if any fees to pay their agent. Interview: Realtors and decide on the best fit for you. Key factors; TRUST! Are they competent? Can they negotiate? Do they know the neighborhoods you plan to hunt in? Do you gel with his or her personality? Do they seem to … (3 comments)
