real estate: Navigation Tips for Today's Market - 01/20/17 09:12 PM
Many people are going to buy or sell real estate this year to take advantage of low rates before they rise and to lock in on a home before the pop up further in price due to the inventory crunch.
Here's a Few Tips for To Consider Before You Begin:

Timing; stop trying to time the market. I see so many people try to anticipate the market or come up with crazy theories on why they should wait. The right time to buy or sell is when you are ready; your life is calling you to do so. Better school district, living closer o that new … (1 comments)

real estate: Converting FSBOs; Giving Up Pennies to Make Big Dollars! - 01/18/17 09:33 PM
A client recently shared a lead to his neighbor he knew was planning to FSBO. I finagled an appointment with his help and sold the merits of myself and my services to a FSBO (For Sale By Owner). They initially asked me, “why would we need you, our neighbors want to buy it, they accepted our price and we’ve known them for 30 years?”

Warning; compromise ahead:
I explained about how friendly discussions give way to all-business offers. (And it sure did). I explained that my E&O insurance would protect them against liability. (They didn’t think about that). I explained I'm "paid" … (5 comments)

real estate: The Secret To Instant Referrals and Quick Business Solutions - 12/31/16 09:25 AM
We can't force the grapevine to bear fruit, nor can we bribe it. Alas my friends, there's work involved: we have to water it, fertilize it, protect it from pests and the frost; hence the harvest comes when it's supposed to, not when we want it to. However, if we plant enough vines, maybe even a variety of fruit bearing trees, shrubs & vines, we'll enjoy more than one harvest in a season. This takes time and it requires both skill and patience, but it's the Law of the Harvest.

real estate: Avoiding The Losers and Choosing The Winner - 12/21/16 07:52 AM
I'm asked often about multiple offers and so here's how I handle a couple scenarios; one will be a (mostly) move in ready house with most offers coming from principle owners. The other scenario reflects a tear down or fix n flip investor house.

Mostly Move In Ready Home (minor repairs, subject to cosmetic updates)  in Multiple offers:
On my last property in multiples we had 17 offers. We reply to all offers with the Seller Multiple Counter Document provided by C.A.R.
We countered the Top 3 with a strategy of mostly cleaning up terms, since the offer prices was at or over asking … (0 comments)

real estate: They Don't Buy What You Do, They Buy Why You Do It - 11/20/16 01:00 AM
This post was born of a comment an agent friend made to me this week about "here we go again, "everyone and their mother" is getting their real estate agent license again, just like 2002." We saw a similar "Gold Rush" mentality back in the early 2000's, and so it seems the "rush" is back the last 2 years.

real estate: It SUCKS To Be a Top Producer... (2 of 2) - 11/13/16 07:36 AM
Yes,
It SUCKS To Be a Top Producer in a Commoditized World!
(part 1: It SUCKS To Be a Top Producer (1))

For your USP, (Unique Selling Proposition), the answer is not an adjective:
“I’m personable”,    “I make friends out of clients”,     “I’m full-service”, "I’m #1 in ____”    or    “I close 300- deals per year.” "blah, blah, blah". The answer is not your resume' or these features. Because everyone can say: “I’m full service”, “I’m experienced”, “I’m #1 in something”, “I’m friendly”, “I’m blah, blah, blah!”. More importantly, these have nothing to do with the consumers' concerns. The consumer as a priority, … (2 comments)

Yes,
It SUCKS To Be a Top Producer
in a Commoditized World!
(part 2: It SUCKS To Be a Top Producer (2))
Consumers see all sales agents and Realtors alike. They have no way of knowing our differences from the outside looking in; we all do the same thing, the same way, so why pay more fees than necessary if the results are the same no matter who you hire?

Here’s the problem with that misconception: Not all agents are created equal. Skills, training, experience, personality, commitment, communication skills specifically, tools & tech, areas of expertise, and so on. Also, homes do not have fixed prices, they … (4 comments)

real estate: Journey of a Sales Ninja - 10/30/16 01:46 AM
Journey of a Sales Ninja

In 1999, within weeks of getting my license, my Board of Realtors (SAMCAR) hosted a Ninja Sales class. As an adolescent & teen, I was a Tai Kwon Do black belt, so this class title intrigued me; little did I know the journey it would begin for me, the people I'd meet and the training I'd never forget!

When I entered the classroom, I immediately met a very charismatic instructor, Walt Frey.
Walt was a resident of my hometown with retirement plans for Oregon, much like my Dad’s story, so he interested me right away. He was a … (10 comments)

Golden Years 3: Retired, Not Relegated And Enjoying The Good Life!
If you didn’t read part 1 & 2 yet, please see The Patient Plan & Instant Inventory first.

One evening after one of our double dates with Michael & Janet, my bride Ailina’s shoes were bothering her feet so Michael and I went off to get the car rather than make her walk home. The place I sold Michael & Janet was just a few blocks from the heart of La Jolla Village and we always walk to dinner from their house to avoid the parking challenges.

This is a story of goals achieved and dreams coming true. Patience, planning and purpose is how my buyer-couple, who became my clients in 2012, went from working and living in the SF Bay Area to retiring and living the good life, in La Jolla , CA. During the 3 year process, they also went from clients to neighbors & friends. I learned a lot about one of the right ways to retire from Michael & Janet, two of my clients I helped buy their "retirement home". Imagine a couple that makes retirement look good!
They are both happy to be in their marriage (a second for each of them, no kids). They are active together and apart; Michael & Janet share mutual interests and have their individual pursuits as well. They still go out on dates. They workout in a gym and go … (3 comments)

I’ll preface this with I’m fully aware that when you are new in real estate, or you relocate and start over in a new city or when extraordinary markets occur, (as we who went through the Great Depreciation of 2006-2011 can attest to...) you need to do what it takes to get your business to a place where this advice makes sense. But I also know, the longer you delay it, … (6 comments)
