san diego: Until We Me Again, And I Hope We Do... - 03/17/17 09:01 PM
May the roads rise up to meet you,
May the winds be at your back.
May the sunshine warm upon your face
and the rains fall softly upon your fields.
And until we meat again my friends
(and I hope we do)
May God hold you in the hollow of His hand.

san diego: Far From "The Car" in America's Finest City - 03/13/17 04:12 PM
This is my March 2017 ActiveRain Contest #3 entry for:
March 2017 challenge, Tell me the most unique or special place you have lived? by Paul S. Henderson, REALTOR®, Broker, Tacoma Washington
The most unique home I’ve ever lived in was my car, in the parking lot of my high school.
I was homeless for a few weeks at age 16-17, my senior year. I left a mostly mentally abusive situation, some physical, for fear of what it was doing to me and what I was becoming as a result of it. It was not a planned departure, so I spent a few weeks living in … (51 comments)

san diego: Divorced, Stressed, Broke, Poor Health, but... #1 in Sales! - 03/11/17 02:08 PM
Don't mind me, I'm just thinking out loud...

Would it surprise you if I shared I heard a *true story about a very “successful agent” who Grossed $900,000 in 2016, per his 1099, but her Net was only $135,000 and from that $135K, she still needed to pay the taxes on the $900K?

What if I shared, I know of an *agent that Grossed $300,000 in his 3rd year in the industry, (not bad!) but had no money in the bank, no money to pay the IRS and a wife that was barely hanging on due to his absence (whether he was physically home … (77 comments)

san diego: A Winning Equation: Run - Rest + Recharge x Recover = Success! - 03/10/17 12:58 PM

I cringe when sales people e.g. real estate agents brag on how little sleep they get, how available they are by phone to their clients and how they'll leave the dinner table or a family vacation to assist a client. They think theirs extra trophy's, extra pay, extra credit for this behavior...NOT! They are heading for the big crash, the burnout that kills the joy, the enthusiasm and the effectiveness of that agent's skills. The big crash can show up in their health, their marriage, their relationship with their kids, their production, etc.
Lack of sleep, lack of rest, lack of down time, makes us … (8 comments)

san diego: Can You Show Me Other Broker's Listings in San Diego, CA? - 03/10/17 03:51 AM
"Can You Show Me Other Broker's Listings?" is a common question I get. I'm always surprised by two things...
That I always assume my buyers (and sellers for that matter) know this. That they do not realize this. Assumptions are dangerous in sales, especially real estate.

Mr & Mrs. Buyer, I will show you any property on the market, meeting your criteria and budget, for sale through the MLS, websites, off market for sale, new construction, for sale by owner (cooperating) and even ones that are not for sale but I convince to consider selling for you!

Mr & Mrs. Seller, I do invite all brokerages and … (3 comments)

san diego: It's Garbage Day, Time To Take Out The Head Trash - 03/09/17 07:36 AM
Head Trash is the stinking thinking only you see the world through; your conditioned response mechanism. The "knee-jerk" reaction in you instead of the thought out response from you. It's your fears, your life experiences, your beliefs arrived at by all you've been through. But, I have not been through that, I've been through my own. And your clients their own and other Realtors their own and so on. So, essentially no one is wrong, yet a problem exists, so someone needs to change something or else here we are, stuck.

This why we take the positions we do, why some of us … (12 comments)

san diego: Fix & Flippin' Out (part 1) - 03/06/17 06:06 AM

Before you set out to flip that house, do your research before you flip out after the close of escrow on your fix n flip investment plan! San Diego has so many weekend warriors in the fix n flip game these days, They watch a season of Flip That House on HGTV or attend the "It's Easy To Get Rich Quick" 3 Day Seminar and voila, crappy rehabs hit the market with cut corners or goofy choices in materials and workmanship. We also have a few well known professional rehab / fix n flip crews that put out a good product.
In my opinion, we … (3 comments)

san diego: Renaissance La Jolla: A San Diego, CA Jewel of Community! - 03/03/17 12:53 PM
One of my favorite Neighborhoods in University Towne Centre aka UTC
Technically part of University City with a 92122 zip code, Renaissance lives up to it's Italian neame in it's architecture and beautiful gardens, pathways and common areas.
The neighborhood is 10 minutes from UCSD and 20 minutes to La Jolla Village and the coast!
I'll be updating this site with links from time to time with posts on each of the 6 residential communities and a secret 7th community, many locals even forget is there!

san diego: The Cross We Are Proud To Bear In La Jolla, CA - 03/02/17 09:27 PM
My title says La Jolla, CA but in fact all of San Diego County feels that way; the supporters do.
I drive by this memorial almost daily, it peeks at me from it's perch, high above Highway 5 ...

In La Jolla, CA there stands a cross, a memorial to our military atop Mount Soledad with views like none other in San Diego County. You can see Downtown and beyond to Mexico to the South, Carlsbad to The North, all of the big blue Pacific and La Jolla to the West and we can pratically see Arizona to the East!

san diego: When You Get Knocked Down, What You Do Next, Makes All The Difference - 03/01/17 06:44 PM
Falling down is not failing, staying down is.

I recently heard an awesome interview between
Brian Buffini and J-Force (Justin Forsett, now of The Denver Broncos) on Brian's Buffini & Company Podcast...
and the take aways and "ah-ha's" were many!
Justin was cut from 6 teams before he got The Broncos. He had scholarships retracted and came up from humble beginnings. Ovvercoming adversity; J-Force knows how and shares some great insights about it here.

san diego: Three Trusted Brands, One Big Lesson in Customer Loyalty - 02/28/17 08:13 AM
In order to be a real estate brand, you have to understand what a brand is, what it means to the public and especially your clientele.

When I think of the brands I trust, my go to choices - so to speak, I've learned a lot about creating my own brand through reflection upon why I palce so much value & trust in those I choose to align myself and my business with. Three of non-Real Estate brands I trust and admire are:

Virgin America and the entire Virgin brand represents quality, cutting edge services and products. Richard Branson is a brand genius; … (14 comments)

san diego: Meat Me in La Jolla, CA - 02/27/17 10:05 PM
Rimel’s Rotisserie
Since 1993

Local entrepreneur Matt Rimel and his wife Jackie run an amazing locally supplied restaurant that is truly farm to table (and boat to table). Matt is a true native La Jollian who grew up surfing, commercial fishing and hunting all around San Diego County.

Want hook & line caught local fish that was swimming earlier that day?
Want organic everything green?
Want Grass-fed local beef
Want hormone-free wild boar, turkey and chicken?
Even their oak wood for their ovens is locally harvested.

san diego: Content or Connection? - 02/27/17 05:43 PM
Are you so focused on the content, you forget to connect?
Don't get so focused on the content or the presentation of it,
that you lose the opportunity to connect with your clients (your audience).

You are there to make a connection more so than deliver the information. Don't get me wrong, you have to know your market, know your numbers and know how to deliver the goods. But, chances are, the client already has a sense about you that you do knows this data, that's why they are interviewing you! They are equally if not more interested in; does this guy or gal … (23 comments)

san diego: Are You Using Flashlight or Laser Beam? - 02/27/17 04:41 PM
There are riches in the niches!
Ever heard that?
Many agents make the mistake of going after "everybody".
But, the successful agents go after the riches in their niches.

A flashlight can light the way, a laser beam can cut steel or perform surgery.
The difference is the concentration of the beam of light.
Two beams of light, two very different results.
Successful agents have a specific geographic area the serve, a certain demographic they target. The brilliance of this is that then then can go to work on being the best real estate agent for that group in that area. They also do not waste their money on … (7 comments)

san diego: Hiking In San Diego, CA: Rose Canyon - 02/26/17 11:35 AM

One of my favorite Sunday activities is hiking with my buddy Peroni. He keeps me active and insists on one big hike per week. We can hit some trails just blocks from my home, others we drive up to 30 minutes to get to the trail head. Today I will share Rose Canyon with you, one of my favorites.

Rose Canyon is in my neighborhood of UTC (University Towne Centre): University City 92122. We hike to this this trail head ina bout 20 minutes from my office parking lot, then take the 5.6 miles loop it creates from Lucera Condominiums (they have a trail head … (7 comments)
