thomas j nelson realtor bay park: Be In The Know: You're Buying a Used Home - 05/29/23 09:36 AM
The advice I share with all buyers, first-time to very experienced is:
"You're Buying a Used Home, you're going to discover some deferred maintenance and perceived needed updates."

You have three choices when buying any home when it comes to repairs:
Accept the deferred maintenance. Negotiate the deferred maintenance.
With new construction it's even easier, no negotiating, you just point them out on the *"blue tape tour". Walk Away from the deferred maintenance and cancel the escrow.
1. Acceptance: Why would you accept the house as-is? The number one reason is the sellers, at least in **CA, say "take it or leave it" … (14 comments)

thomas j nelson realtor bay park: Before You Reject That VA Loan-Backed Offer... - 05/28/23 08:10 AM
Memorial Day:
Remembering with Respect and Gratitude

And get current with your knowledge of the VA loan, it's not your Daddy's VA, it's very much like a conventional loan these days:
No down payment assistance required by the seller. Not limited to $0 down; VA borrowers are putting
up to $100,000 down these days Appraisals are quicker and more flexible to today's market values. Appraisal contingencies can be waived, even with the VA Amendatory Clause. Borrowers can pay for repairs, including termite (just not the report ironically).
I make all these claims from writing 65% of my offers per year with VA loans … (16 comments)

thomas j nelson realtor bay park: Facts Not Fears: Recessions Are Friendly To Real Estate - 05/28/23 07:25 AM
Recessions Are Friendly To Real Estate
Good for real estate and great for buyers (and then by default sellers too)!
People are talking about a potential recession in this country and while I can’t tell you when, or even if a recession will take place, (it may have already begun), many experts are calling for a short, mild recession by the end of the year.
You’ll be surprised to know that it may mean good things for real estate !
Did you know rates fell in each of the last six recession in this country?
That means historically in a recession rates have come down!
But, that … (10 comments)

Welcome to my multi-part series on
How Not To Suck At Listings
Lesson 2  Price It Right!!!

So often I see Days on Market that are unnecessary. Sellers and Listing Agents living in denial will say it needs more open houses, more advertising, more this, more that; it's the market, etc.
You can blame it all, but...
It's your price!

99% of the time, price adjustments solve your problem.
Now in the 1% I've improved homes through staging, paint, clutter removal, power washing and cleaning in conjunction with pricing it correctly. But, if I'm sitting too long with no showings or showings with no offers and practically speaking, … (14 comments)

If you're using your mobile phone with no photography background, without editing software, if you're not maxing out the photo count on your MLS and if you shoot vertically instead of horizontally...
yes - sadly *you suck!
Your sellers and your listings deserve professional photography representation,

thomas j nelson realtor bay park: You Never Forget Your First Time - 04/10/23 04:41 PM
Not long ago I was afforded the opportunity to sit down with Gary Keller,
Founder of Keller Williams Real Estate and was so fortunate to be interviewed by the man himself!
This was done for his forthcoming book "Storytelling About Home Selling".
He specifically wanted to know about my first-time buyer experience as an unlicensed real estate investor: Here's how it went...

Gary: "Thomas What made you decide to buy your first home?"
TJN: "I was renting a 2 bedroom /  1 bathroom 800 sq.ft. 1924 house in The Bay Area city of San Mateo, CA and was studying real estate through a … (40 comments)

Whiskey reminded me of this quote last weekend, as I stood in a small pond of water in my dining room of our La Jolla Townhome! Pipe burst!
Our upstairs shower had a pipe burst and we came home to a waterfall and pond in our dining room. We shut off the water, called the HOA, used every rag and car wash towel in the garage to soak … (12 comments)

thomas j nelson realtor bay park: The Specialist Discovers Riches in The Niches - 01/28/23 09:04 AM
The question was asked today, and a very good question at that, because it's a focused and purposeful result-seeking question many should consider in their own businesses when deciding to work in a niche-market.
Candice A. Donofrio Thank you for allowing me to use your question here.
Candice asked:
"If you were an agent wanting to go into a different, specialized area of practice, how would you attract seller clients?"

Open Houses Are Not Necessary to Sell Homes
in San Diego. Here's The Dirty Secret About'em:By the way neither is Zillow necessary, but that's a topic for another blog on: wasting your time & energy.
Open houses are a waste of time for both the sellers and often the listing agent and entirely unnecessary to sell a home in the digital age.
