The advice I share with all buyers, first-time to very experienced is:
"You're Buying a Used Home, you're going to discover some deferred maintenance and perceived needed updates."
You have three choices when buying any home when it comes to repairs:
Accept the deferred maintenance. Negotiate the deferred maintenance.
With new construction it's even easier, no negotiating, you just point them out on the *"blue tape tour". Walk Away from the deferred maintenance and cancel the escrow.
1. Acceptance: Why would you accept the house as-is? The number one reason is the sellers, at least in **CA, say "take it or leave it" … (14 comments)

Agents can run their businesses anyway they choose, but as a busy listing agent
I 100% disagree with this policy for only practical reasons. I have no stake in ShowingTime, I only use the FREE version; I pay them $0, I get paid $0. And you can guess how I feel about the Z-monster.
I understand Zillow bought it a couple years ago, and maybe it's just anti-Zillow movement which I can't argue with, but otherwise:

I've owned many rental properties I've never lived in and I've owned 3 houses in the last 34 years that were my primary residences. Here's what I've learned about capital improvements over the years to primary residences:
Ironically my tenants have lived in more updated homes than I have in the early years. I always did all the updates upfront to my rentals so I could charge top market dollar. This made sense because of the write offs for taxes and the homes were income producing. I would postpone my own home's updates, to ensure applicants competed to rent my properties.
