Brian Buffini and J-Force (Justin Forsett, now of The Denver Broncos) on Brian's Buffini & Company Podcast...
and the take aways and "ah-ha's" were many!
Justin was cut from 6 teams before he got The Broncos. He had scholarships retracted and came up from humble beginnings. Ovvercoming adversity; J-Force knows how and shares some great insights about it here.

As of 10/04/16, my son's birthday, I'm a member of the Council of Residential Specialists
This is a goal I set for myself in October of 1999 and along the way I took CRS classes and ran my business in such a fashion as to achieve this important designation. Same Team, same broker of record (Big Block Realty) but new location. We had wonderful temporary office in La Jolla while we waited for this availability and so now I'm proud to be in my permanent new office for 2016+, located in the "4 corners of UTC", where La Jolla meets UTC, Sorrento Valley/Mesa & University City. I'm now in Technology Park's: Sunroad Corporate Centre. I moved two blocks East from my La Jolla address to take advantage of easier parking and accommodations for my clients, while making my commute to work a 5 minute walk; doing my part for the environment too!

If you work like I do, most of your business comes from referrals from your "pipelines". Past clients, friends, family, other out of area Realtors guys you play golf with, members of your church, other parents at your kids' school or team, etc.

After 3 years & 3 attempts (first two were declined), I finally just secured a reduced assessed value on my home from the SD County Clerks Office; due to our market depreciation from 2006-2009. If you bought property in San Diego (or anywhere), especially between 2004-2009, I recommend it.
I just knocked $38K off my property taxes. Why pay taxes on inflated values from 2007 (in this case) ? 
Remember, just like group insurance, the window to perform this opens and closes once per year, check with your local County Assessor/Recorder/Clerks Office

Great advice for many common circumstances:
 
         Home buyers need to look at the practical first: condition of the property, location, commute time to work, schools, parking, lifestyle vs. floor plan, crime stats & sex offenders database, etc. You can always update your home as budgets allow. You can't change the neighborhood or the view so focus on what is out of your control first, because that is what you'll be living with permanently. The “pretty” (paint & flooring, etc.) is easily changed, crime, freeway noise or the neighboring condo directly opposite your living room window are permanent.                                               … (2 comments)

I recently declined a listing. Yep, I said "no thank you."
The seller stressed that she NEEDED to net "X" and the market she was in said otherwise, based on current Pendings and recent Solds and her home's condition. As I looked around her dated and cluttered home and reflected on her asking price, I realized this property was not going to excite the buyer pool.
