thomas j nelson realtor: Zooming (Safely) Through a Tour of Homes in San Diego, CA
- 04/25/20 06:25 PM
Back To Work! Zooming (Safely) Through a Tour of Homes in San Diego, CA I performed my first Zoom tour today with 3 buyers watching me tour them through 4 houses. It took 90 minutes longer than it would have if we were all attending in person, but it felt great to keep my clients, myself and ultimately our families safe. All 4 properties were vacant. The tour took 2.5 hours. I called 3 listing agents Friday and called one on the fly today as we added a fourth property mid tour. We discussed my typical due diligence questions and COVID-protocols. One asked me for our new COVID-19 CAR Form

- 04/19/20 06:07 PM
We've Seen the Virus Magnified; How Are We Looking Magnified? The Magnifying Glass... Is it Revealing Our Character or Our Cracks? The pandemic is a magnifying glass and it's trained on us - mankind. It has exposed people, revealed who they are during change, uncertainty and fear. Some folks are very Positive and Uplifting, others are Chicken Little and their sky is falling. Some people have vanished-where'd they go? They do not return calls, texts or emails...why? Others are more present than ever, funny and encouraging calls, posts and videos, etc. Some people are performing amazing acts of kindness, charitable efforts and fun videos to lift our spirits. Other are spreading selfish negativity, doubt and fear. I

- 04/09/20 07:02 AM
Health, Housing & The Health of Housing in San Diego, CA Week 4/COVID-19 To Sell Or Not To Sell? Housing continues to be a low supply, demand remains high = it's a seller's market still in most of San Diego's sought after neighborhoods under $1,300,000. Buyers are still buying under the guise that maybe some homeowners are more negotiable right now and definitely there is less competition. Meanwhile, per our MLS sold homes - are selling between 98.3% and 99.2% of their asking prices on average, with certain neighborhoods reporting as low as 93% while others as much as 104% of asking price. Some of the

April Showers Bring May Flowers: The San Diego Real Estate Market & Economy This Week (4 of COVID-19 Shelter In Place) San Diego Association of REALTORS weekly update April 8, 2020 brought encouraging FACTS and News: I'll be sharing Local San Diego, CA stats as well as global stats. Local Economist Mr. Allan Nevin reports "WE ARE NOT IN A 1929 DEPRESSION" We are in a recession, one we were expecting for some time now, so no surprise here. My feelings are that we'll hardly notice the recession since we're all preoccupied with COVID-19 and the government, unlike any other recession, is providing relief loans /

How Realtors Can Fill Their Pipeline During COVID-19 BY SARAH LAYTON | COPYWRITER & INMAN STAR CONTRIBUTORPandemic or not, Sarah provides us with a great list I'd use as a Business Plan for success in 2020 and beyond. We have so much we can accomplish from our home offices while we shelter in place to "flatten the curve". I've actually been implementing many of these tips below for years, but never more so than the last 3 weeks. I woke up and realized I had neglected some of these fundamentals; a realization that has been making the last 3 weeks extremely busy playing catch up. Calling my

thomas j nelson realtor: Pause, Plan, Pivot, Proceed!
- 03/28/20 01:05 PM
Pause, Plan, Pivot, Proceed! I’m sharing a philosophy I practice, born of deeply personal events in my life. I’m not preaching at you, nor do I seek converts; I'm simply sharing and I know you can think for yourself...chew the meat and spit out the bones. I will not buy into the media sensationalized hype, I will not abide negative chicken little people and I will not cower in fear even, though I am aware of the seriousness of this virus and the state of the world. I believe the responsible thing to do is stay home, stay healthy and not hoard supplies. I understand

- 03/23/20 09:25 AM
Uncertain Times? Certainly Not! Remaining positive and productive while staying informed. I certainly am going to work out daily, as usual. Staying healthy is critical. I just won't do it at the gym. (5 mile hikes with my dog have been my exercise of choice 5x week). I certainly will shower and dress for work each day. I just have a really short commute to my home office across the hall. I certainly will limit my exposure to sensationalized, fear mongering news. I will stay informed through a balanced and trusted "mutual fund" of resources. I certainly will work in my business per "usual". I just won't

thomas j nelson realtor: Are Real Estate Agent Activities Essential Services?
- 03/23/20 06:39 AM
We are part of the big three immediate basic needs: Food, Shelter & Clothing. However, in California (and anywhere else in the USA a state's mandatory "shelter in place" order exists). it's important to know the California law does not, so likely your state doesn't either. Mitigate COVID-19 now for the 2.5 weeks we were ordered to and help us return to health and work sooner, otherwise we're looking at longer shelter in place downtimes. Please read her follow up post too: CAR Attorney: RE Agent Activities Not Essential Services Does anyone know if real estate agent activities representing sellers and buyers are considered

COVID-19 San Diego And California As a business owner #SmallBusinessStrong, husband, father and good neighbor I'm staying positive, calm and keeping informed. The risk of corona virus disease 2019 (COVID-19) for the general San Diego County population remains low. Take precautions, be safe and sane with common sense decisions. It's business as usual for me so far, in fact our real estate market is busier than 2017 when we had seemed to peak. This too shall pass (as did the previous 6 pandemics in the last 17 years). This too shall pass and then how will we remember our actions, behavior, competence

You Get the Talent That You Pay For! If my work looks easy or I get your home sold in hours not days or weeks, it’s because I’ve spent 21 years (so far) annually training and weekly working in the trenches to have that talent.
