If you overprice your home there is a pretty good chance no one is going to want to buy it. Real estate agents do not set the real estate market. A great real estate agent will suggest a price at which to list your home based on comparable homes that have already sold in the market. LATEST UPDATE ON AFFORDABLE HOMES IN PUTNAM COUNTY Inventory is way down from 2019, this months inventory of 3 BR homes in Putnam County is only 166. This is not an acceptable number of listings considering this is the beginning of the spring market! Last year in Putnam county, the number of 3 BR homes that sold was 208 under $350,000.00 So now if you need a 3 BR home under $350,000.00 in Putnam County now is the time. As more homes are going into contract the inventory will be getting smaller as more home are getting accepted offers than are coming on the market! Come Now to Putnam County. As An Agent When You Have A buyer For A Foreclosure, Can You Get It CLOSED I am getting ready to close on my 89th Foreclosure since I got into Real Estate. One of the reasons for this success is I have put together a great team. I use an Attorney who is not scared of the one way contract that the banks Attorneys through at the buyer. He understands that you can make it happen if you understand the rules. The other side of this team is the Mortgage Broker/Bank. My guy can get a 203K Mortgage if needed or if the home is in fair condition we can do a Normal FHA Loan. (0 comments)

YOU SHOULD JUMP OFF THAT FENCE! OR IT WILL HURT REALLY BAD!!!!!!! See the graphic below!!! Just when you thought it was going to get easier, FHA troughs a curve ball at you! PMI is going up making it harder to qualify. The duration of PMI is going up from an already crazy 5Years to I don't know what yet!!! But I will let you know. If you are waiting for things to get easier to finance a home, you can not wait any longer!!!

Follow up on my Blog, Do You Want To Sell Your HOME??? We have only seen 45 SINGLE Family Homes come on the market in the last 14 days in the Town of Cortlandt, Ossining, Peekskil and Yorktown. There has been 32 closings in that same time period for the towns. We need a lot more people to put thier homes on the market soon other wise we will be running in the negative! Will An Early Spring Brings The Vacant Land Buyers Out In Full Force? Over the last 30 Days we have seen a large influx of people looking to purchase vacant land. The interest rates on construction loans still low. Mortgage Companies have started financing Vacant Parcels again and this will help sales pick up dramaticaly. I have two banks that will lend on Vacant land purchases right now. Vacant Land loans with 20% to 40% down. If you do not want to build right away this is a good way to purchase your land other than with owner financing. But they usually look for a substansial(50%) amount down. Will An (0 comments)

All You Vacant Land Owners! I know you are out there!!!! I see it all the time you own this piece of Vacant Land, sometimes you have never even seen the land! Maybe you inherited it and have no use for it! You keep paying tax on it! People say hold on to it, someday it will be worth a lot of money! Well things are going in the other direction as far as value goes because Towns are up-zoning! The Government is changing the Wet Land Regulations. This is My strategy for the Spring Market!! In years past mine has always been to get lots of listings. Sometimes as many 60. I think 30 to 35 is good now. But now I have the feeling that if I had a constant flow of BUYER LEADS I might be better off. When I have a lot of listings my cell phone use to ring off the wall. But lately even though I have listings it was is not ringing. I believe that a better buyer pool is going to be the answer to maintaining my level of business in the future. How often as a Buyer’s Agent on Zillow or Trulia do you receive a call from someone that already has an Agent? Buyers just don't understand how a Real Estate Agent gets paid. They think they can go see a home with the listing agent, never tell that agent that I am working with a Buyer’s Agent. Then when the Buyer’s Agent asks them if they want to make an offer they say yes I will have my agent call you. WOW!! You need to ask everyone that calls from Zillow or Trulia if they are working with an Agent. We (4 comments)
These are just some of the things I do to get myself started; 1. You should have your picture on everything you do. I have people walk up to me all the time who know me from my blogs and ads that have my picture in them. Also you should update it at least every 24 months if not more frequently. 2. Have your advertising materials done professionally. This will illustrate your success and if you are a new agent this will give you instant credibility. 3. Some tips for selling your vacant land in Westchester, Putnam and Dutchess County. You need to do and get the following items; 1. locate your survey, if you do not have one get one done. 2. Get a copy of your deed. This can usually be gotten from the tax assessors office in your town. 3. Be aware of and deed restrictions and easements on the property. 4. If you have Board of Health Approval you will need a copy of the permit and map. If not, vacant land sells for 10 to 25% more with it, so it might be (2 comments)
Listing your VACANT LAND for SALE, it can be very trying. Most agents in the business have never listed or even sold a piece of VACANT LAND. You are going to want and AGENT with EXPERIENCE in BOTH LISTING and SELLING LAND. The first way to do this is to ask them for a list of PAST and PRESENT LISTINGS. If they can not produce these, than they are not the right agent for you. The second thing you want is a list of actual sales. This is sometimes more important (2 comments)
