Will An Early Spring Brings The Vacant Land Buyers Out In Full Force? Over the last 30 Days we have seen a large influx of people looking to purchase vacant land. The interest rates on construction loans still low. Mortgage Companies have started financing Vacant Parcels again and this will help sales pick up dramaticaly. I have two banks that will lend on Vacant land purchases right now. Vacant Land loans with 20% to 40% down. If you do not want to build right away this is a good way to purchase your land other than with owner financing. But they usually look for a substansial(50%) amount down. Will An (0 comments)

BUYING FORECLOSURES-Can you get them to close? I am getting ready to close on my 89th Foreclosure since I got into Real Estate. One of the reasons for this success is I have put together a great team. I use an Attorney who is not scared of the one way contract that the banks Attorneys through at the buyer. He understands that you can make it happen if you understand the rules. The other side of this team is the Mortgage Broker/Bank. First there is always the cash option in today's economy that is very likely to be the only one available, and most builders will pay cash. Second is the OWNER FINANCING OPTION. This is sometimes a good option and can get you more money in your pocket but you may also have to repossess the property, which can be messy to say the least. Early Spring Brings The Vacant Land Buyers Out In Full Force Over the past month and a half we have seen a large influx of people looking to purchase vacant land. The interest rates on construction loan is at an all time low.If Mortgage Companies would start financing Vacant Parcels again the sales would pick up dramaticaly. But as of now the bank will only allow purchase money for land tied into a Construction Loan. I use to be able to get guyers loans on Vacant Land with 20% Down, then it went to 30% to no loans for land. If (2 comments)

Here are some tips for getting started with selling your vacant land in Westchester and Putnam County. 1. locate your survey, if you do not have one get one done. 2. Get a copy of your deed. This can usually be gotten from the tax assessors office in your town. 3. Be aware of and deed restrictions and easements on the property. 4. If you have Board of Health Approval you will need a copy of the permit and map. If not, vacant land sells for 10 to 25% more with it, so it might be a good idea to get (4 comments)

Tax Credit Almost Gone!!!! Well in our area here in New York, you are beginning to run out of time to qualify!!!! It takes any where from 45 to 90 days it seems lately to close a Real Estate deal here in New York. That means if you don't get into contract before October 15th at the latest, but most likely you need to be in contact by September 1st. Some banks are handling their deal in a more timelyfashion but most seem to be floundering with a clue. This means the buyers that are out there better choose their banks (4 comments)

When you are looking to buy or sell a parcel of Vacant Land, you'll want to make sure where the utility (power, water, septic or sewer and telephone) easements are if any. You'll also want to make sure that the road is public or private. These easements can sometimes hinder you ability to build. They have been calling to find new land for sale and we do not have enough to go around. We need to have land to list that is priced properly and in buildable condition. Do I need Approvals to sell my land? Selling your Vacant Land-Westchester and Putnam County You do not always need to have building approval to sell your Vacant Land!! But if you want to get a good price for it you better at least have Board of Health Approval. Buyers that buy property without approvals will usually pay any where fro 12-50% less for a piece of vacant land. Start with a survey and then hire an Engineer to get your approvals. It is worth the $3,000.00 to $8,000.00 it will cost you because you will usually get $15-$50,000.00 more for (2 comments)

Buying vacant land and building your own home can create a lot of instant equity. Here is an easy equation for you to use. Look at the value of a similar sized new home in the area you would like to build in. Let's say it is $600,000. The cost of the lot should be no more than 1/3 of this value, or about $200,000. In Westchester and Putnam County good buildable property is not easy to come by, so you may pay a little extra for a really good parcel.
