Vacant land sales will be making a come back in 2014!
In 2013 from Jan 1st to Dec 31st the were only a
total of 107 land sales in Westchester and Putnam County.
So far in 2014 there have been 51 sales already but as of today there are already 52 more in contract.
I am hoping that the total number of sales will reach 120, based on the in-contacts and the number of properties on the market that seem to be better priced than the average listings over the past few years.

The interest rates on construction loan is at an all time low.If Mortgage Companies would start financing Vacant Parcels again the sales would pick up dramaticaly. Well the land market has not performed as well as was expected in January. Up to 5/27/08 they were up 44%. But the pace has not remained the same. If you take out the increase up to 5/27/08 we have only maintained the same pace as 07'. Last year we had up to now 13 sales and now have 17 sales. Once again a lot of land is in contract but they are closing very slowly. We have 15 parcels in contract at this time, if they close we might finish ahead of last year (29 sales last year) but it does … (0 comments)

Vacant Land Sales Are Up From 2007!!!
From 1/01/07 to 5/27/07 there were only 9 Land Sales in Area 1(upper Westchester) and Area 9(Putnam County). From 1/01/08 to 5/27/08 Sales increased by 44% to 13 Sales.
There are a significant number of listings in contract (6) which is also up from last year at this time. There have been 52 pieces of Land with Board of Health approval listed for this time period, which is a change from past years where most of the land that came on had no approvals.

There has not been a change in the number of land sale from 2007 to 2008. Last year between 01/01/07 and 02/20/07 there were 9 land sales in Westchester County. This year for the same time period there were also only 9 sales. There could be two views on this, one is that land sale did not fall off and the other they did not get any better. Well it looked like land sales were going to pick up, but so far only five of the 18 pieces of land that were in contract have closed. There always seems to be a problem getting vacant land deals to close in a timely fashion. Most of them are waiting on final approvals that seem to take forever. The rest seem to have no reason not to close. The Attorney just drag them out.
