Fax Rant . . . You Got To Be Kidding me! This is one of my favorites stories to tell about short sales. Scenario: We were exasperated that the bank will not understand our situation. We had a full approval to close this particular short sale but. . then we lost the buyer. In some cases, this will happen because of the time effect from a short sale. .it just takes a long time. . Going Back. . This one was very painful . .because my client was somewhat very much like me in a lot aspects . I was there interviewing this nice couple from Peru and they were selling everything and going back to their country. Of course selling their house was the last thing to do.. I was going to sell it as as short sale. Very commendable from their part. . They had no intention of coming back to the USA . .and their credit rating does not mean jack in their native country. . Market Report For PG County Maryland Let's face it.. from April 2010 to (now)April 2011 the numbers on PG County are down a little over 30%. That is not good news for sellers holding over for their property values to go up once again. . Based on these charts I can easily conclude that we have not seen the bottom of the market yet. The most telling chart is the difference in numbers between pending sales and actual closed sales. Fernando, the sellers were supposed to clean the property before we went to closing. . .the house stinks! The property is to be vacant and clear of trash and debris at the time of settlement. I don't understand why this is so unclear for so many sellers? Your junk is not wanted! Frozen cans of paint over and over again. .after the last 3 winters.. . is not something that you should leave with the property. “broom clean.” means that!!!! Take a BROOM and CLEAN IT! The degree of cleanliness required of the sellers should be reasonably . . just clean the property out. Your Realtor (0 comments)
