You start with a LONG explanation to the seller as to how it may benefit them 
then
You do a LONG explanation to agents as to why  they should submit an offer  
then 
You submit a LONG short sale package over 100 pages to the bank
then
You wait LONG hours on the phone with the bank for someone to talk sense on to you. .
then. . .
ARE YOU KIDDING ME???
 
I proclaim . . from now on. . .a SHORT SALE
 will be called. .

I would like to be in charge of all the short sale requests from Realtors. .in ANY BANK USA
I would separate them from investors. .
after all , I will tell my people
Investors are bargain hunting. .
Realtors are trying to get us a Fair Price
I will hire a team of people to call within 24 hours and acknowledge the offer presented and advice them. . since Realtors just are starting out on this new field. . any docs missing from the  total package presented to assist them from day one.

They negotiate with banks directly and receive substantial discounts when they purchase REO packages sometimes paying as little as 50 cents on the dollar. The reason for this is because they have the capital and resources to purchase Bulk REO Packages of $10 million dollars ands sometimes more per transaction. Short Sales are another way for Realtors to provide their services to the public.
Exactly how successful are the Realtors in Montgomery county MD righ now?
 Here are the numbers. . .
In 2007 there were 340total listings entered into the MLS system and branded as a short sale in the Internet remark section for Montgomery county MD
From these 340 listings. . there are only 21 reported SOLD for the whole year!
There are currently 29 "short sales" reported under contract w/ or w/out KO
The pick up in the properties under contract shows that Realtors are being more creative in getting these short sales SOLD.

Let me set the scenario.. .
You are walking in the street and here is Joe Blow wearing a rain coat revealing "Rolex" watches REAL CHEAP!!! and if you want to buy a house. . well he's got one as well and he'll arrange the financing for you.
 Sounds far fetched??
Not so fast.. . .in Maryland and Virginia there has been a wave of Realtors operating at the edge of being unethical, providing financing for their clients as well.. .
