I received an inquiry on-line today asking about HUD-owned homes. Since I am a Registered HUD Realtor I thought I would answer here to help more than just that buyer. 1. Find a Realtor who is a Registered HUD Realtor. Not everyone is one. If your broker doesn't register to be a HUD broker, then the agent who work at that office can't register. 2. I searched like I would look for myself today for homes that are active listings, at least three bedrooms, at least two baths and at least 1,200 square feet and at least a 2-car garage, priced under $100,000. I initially had fifteen found my search but realized quickly that several were short sales or backed to busy streets or had some functional obsolescence so I reduced them to four finalists. As I drove out to this destination, I wondered why didn't I know this was here? The sixty acre ranch wasn't really that noticeable from the street. As I drove in I saw an adequate parking lot for a large event. I saw a barn looking metal structure and was greeted by Bob LaVelle and his wife when I came in. Every day I am amazed at the questions that I hear, especially the one of how do Realtors get paid? I guess it really isn't that easy. Some of us work on a commission basis, which means that our income is all tied to the sale and closing of a particular home. Some of us work on a consultative model that allows the consumer to decide if they pay us for certain activities as they happen, say $250.00 for an afternoon of showing homes. Every week I try to go through the multiple listing service (MLS) database and look for the best real estate buys in Meridian, Idaho. Many people know where Boise, Idaho is, but many from outside our state are not aware of Meridian, Idaho.
