St. Louis REALTORS® has released to the media the Housing Report for February. Each Housing Report, released around mid-month, provides a market snapshot of MLS sales activity covering the previous month for St. Louis City and County combined, with year-over-year comparisons.
1,049 single family homes sold, up 2% compared to 1,030 in February 2016.
Median home price was $148,750, up 2% compared to $145,900 in February 2016.
56% of the homes sold at $199,000 or less.
28% of the homes sold between $200,000 and $499,999.
16% of the homes sold for $500,000 or more.
Active listings (5,395) were down by 11% (compared to 6,068 in February of 2016).

While median home price of $151,250 is up a modest, but still impressive, 2% for what is traditionally the slowest month of the year, the housing forecast for 2017 looks STRONG for St. Louis.

15% of the homes sold for $500,000 or more.

I was wanting to share some pictures of one of our Spring projects.
There is an old cistern behind the driveway. It was covered over in weeds when we purchased the home. Last year, my goal was just to keep the weeds knocked down. We found out it still holds water, and one of the gutter downspouts feeds into it.
My goal this year is to have a new cistern rock/enclosure poured and a pump installed. I will use this water to irrigate all the trees, shrubs and flowers I'm busy planting.

I wanted to share some pictures of our winter project. We affectionally call it the "Bunker".
When we purchased our home in 2014, this was a huge (27 x 12) scary unfinished concrete room under the front porch - dirt floor; no door to exterior, just a hole in the wall; junked up; groundhog tunnels under home. It was a scary mess. This past year, we decided to have a concrete floor poured, exterior door installed, and another door cut through the basment wall into the house.
