On June 12, in addition to touring the Missouri Botanical Garden, I also walked the Japanese Garden.  I think this is my favorite part of the garden.  You can see a large part of the Japanese Garden when traveling on Magnolia Street (on south side), but you have to peer though the fence.  To fully appreciate it, you need to spend a few hours walking the meandering path through the garden.  This is the largest traditional Japanese Garden in North America.  It covers 14 acres, including a 4.5 acre lake.

On June 12, 2007, I had an opportunity to visit the Missouri Botanical Garden.  It's a shame I get there so seldom, as it's about six blocks from where I live.  As is often the case, we take so many things for granted.   This amazing garden is one that should not be taken for granted.  We are very fortunate to have it so close to us for all to enjoy.

Earlier this year, I entered the Missouri Lottery 2008 Calendar Contest.  The subject matter was Missouri Gardens:
I recently found out that I did not win a place in the calendar, but did win an honorable mention.  At first, I was disappointed that I didn't place, but I don't have any real photography experience or training.   I did take a photography class in college, but never pursued it past just shooting for fun and family.  So, I am grateful that they liked one of the photos well enough to give me an honorable mention.  I should not have even submitted a few … (3 comments)

On Saturday (Aug 18), I was involved in an automobile accident.  I had just dropped a client off from showing properties and was on my way home.  I was the first vehicle at the stoplight at Tower Grove and Arsenal.  The next thing I know, there's this loud crash and someone has rear-ended me.  I had my foot on the brake, but the vehicle behind me kept pushing my car forward.  I was somewhat in shock, because I hadn't seen it coming.  Several people had witnessed the accident and stopped to help.  A wonderful middle-aged couple helped direct traffic and some young guys … (5 comments)

It's kind of funny, I think.  Yesterday, I shared two recent testimonials from sellers.  Today I received an email testimonial from a past seller.  I sold their home last year...  At the closing table, I always hand the client a typewritten request for a tesimonial and a SASE.  More often than not, I don't get them back.  It gets stuffed in the envelope with all the other closing papers and that's where it stays.  Clients are busy, just like me.  I understand how it can be overlooked.  That's why I'm so excited today to receive this one...

It's definitely summer out there.  It's getting hotter and hotter.  That's St Louis in August, though.. 
I'm trying to keep up with the watering.  I'm grateful for the soaker hoses, but I've decided that next year, I won't do so many potted plants.
My listing on Potomac went under contract yesterday.  I showed it three times myself on Monday and again on Tuesday.  A Buyer's Agent brought us a contract and the sellers accepted it.  I felt it was a really good offer and was glad the sellers agreed with me.  This proves the point, that a property correctly priced for today's … (1 comments)

Showed a buyer properties for the second time today.  We had appointments to see thirteen different properties.  I was expecting a long afternoon, especially since it's so hot outside; but this buyer and his partner are great.  If they don't like a house, we don't stay; we move right on to the next one.  On three houses, we didn't even get out of the car.  That speeded things up.  We found three houses that they liked - not enough to write on, though....  I'm taking him out again on Monday.

To all buyers in Unincorporated St Louis County:  Beginning July 1, ALL of unincorporated St Louis County is requiring new occupants of a house, duplex or condo to obtain a residential reoccupancy permit before you move in.
The inspection CANNOT be scheduled over the phone. Saturday we were invited to go boating on the Mississippi River.  A friend has a large wooden-hulled boat and wanted to take a group of us out for the day.  The marina he's docked at is north of St Charles at Woodland Harbor.  It was pretty easy to find - about a forty minute drive from the city.

OK, I have just spent an hour with my elderly seller on Wyoming.  She called me all upset this afternoon, and I drove out to her new residence to try to calm her.  On my last post, I stated that we took less for the home than she originally wanted to accept.  After twenty showings, we had no offers.  So we adjusted the price in writing.

Just got word that the buyers have accepted our counteroffer on the Wyoming Street property.  Hurrah!  It's a quick closing, too, in less than a month!  I was really worried about this one.  It was a nice house, very clean, 4 bedrooms, 1.5 bath, good space and condition.  The problem was, everything was dated.  We had almost twenty showings and not an offer...

I was reading the latest issue of the Missouri Realtor Magazine.  It contained a number of items I feel are important to remember.  Regarding customer service: "Once you've spent time and money promoting your company/business, don't let poor customer service undo all your hard work.  Remember, happy customers tell ten other people, unhappy ones tell twenty."
