new homes: Today in St Louis - March 27, 2007 - 03/27/07 01:18 PM
Busy day today.  Office meeting this morning.  Errands after that.  This afternoon, I applied the second coat of varnish on four doors of the Miami properties.  Two coats will have to be enough.  They will be protected by storm doors, so the finish should last longer.  Dennis has been painting door trim, thresholds, and the porch floor.  It's coming together.  Then I applied the third coat of poly/varnish on the porch bench at our house.  I am going to apply one more coat.  It was really in bad shape - alot of water damage.  Hopefully, this will protect it for a … (0 comments)

I've been reading the book titled, " The Dream Cycle," by Steve Moore.  I wanted to share some exerpts that I am finding helpful.  This is pretty powerful stuff, I believe....
"Every one of us is on a journey toward who we want to be, who we were meant to be, and what we will achieve with our lives.  Making progress on that dream-inspire journey will require us to grow."
"In order to realize your dreams, you must grow.  And growth demands change.  Therefore the Dream Cycle will never be complete in your life until you experience personal change.  I cannot stress this point … (0 comments)

new homes: Today in St Louis - March 22, 2007 - 03/22/07 01:55 PM
Closed on both the Chippewa property and Bancroft properties today.  Everything went very smooth, as I had hoped.  I do try very hard to stay on top of things during the deals, so the closings usually are very smooth.  There sometimes are some last minute glitches, but they're minor, and can be worked out.
For those who love Basketball, this is the weekend to be in St Louis!  St Louis is hosting the 2007 NCAA Division 1 Men's Basketball Championship Midwest Regional, March 23 - March 25 at the Edward Jones Dome.

Spring is here.  The daffodils are blooming.  It was in the 70's today!  I love it!
Got through my last inspection notice resolution for the month today.  Had a walk-through this evening with my buyers on the Chippewa property.  It went fine.  The buyer also had his walk-through on my Bancroft listing at the same time.  Haven't heard from that agent, so I guess all is well...
I facilitated a class today at the office.  It was the Camp 4:4:3 class, Power Session 17: Making, Receiving, and Negotiating Offers.  It's a great class, and I do enjoy presenting it.  I don't feel I'm … (0 comments)

I have been blessed to work with some great realtors this month.  I'm closing five deals this month, more than I have ever closed in a month, and on each deal, so far, the agents have been terrific.  They have been friendly, helpful, and it's really been a pleasure working with them.  I realize we are all representing our clients and trying to get the best for them, but these agents seem to understand about one of Keller Williams' main points of our belief system:  "win - win, or no deal."  Actually, it could be a mantra for any company.  If … (0 comments)

I've been reading the book by Robert Kiyosaki, titled:  Retire Young, Retire Rich.  I've read his other books:  Rich Dad, Poor Dad, Cash Flow Quadrant, Rich Dad Poor Dad.  I do love his books, and find them very eduational and motivational.  Here's a passage that I have found applies to me.  I've printed it and posted it above my desk, where I see it all the time.  I think it's pretty powerful.  It applies, I feel, not just to work, but everything in life...

Resolved another Inspection Notice today.  Have one more to resolve this week.  Pretty sure we'll get all parties to come together on that one, too.
We had a great time yesterday at the St Patrick's Day Parade in Dogtown.  It was chilly, and it snowed the entire time, but that didn't hinder the crowd.  The parade lasted at least two hours, and we counted at least 105 entrants.  It seemed like every Irish name in the city had an entrant.  Beads were flying... Enclosed are some pics.

Looking forward to this Saturday - St. Patrick's Day!  I've missed the parades the past couple of years, but if the weather is willing, I will be out wearing my Green to the parade.
St Louis has two St. Patrick's day parades.  Usually, they are on different days, but this year they both fall on the same Saturday.
The big one is the Annual St. Patrick's Day Parade in Downtown St. Louis.  It starts at Noon at 18th and Market Streets & travels east on Market Street to Broadway.  An estimated 200,000 spectators will watch as 5,000 or so participants and 120 entries … (0 comments)

I responded to a post yesterday about the need for unmarried couples to plan ahead when it comes to powers of attorneys, medical directives, wills.  I wanted to share our story.  This is a very important issue.  Don't put it off!
"I cannot stress enough the need for this kind of planning.  My partner and I had been together eleven years and we had not taken care of any of this - no wills, power of attorneys, etc.  Then, in 2002, Dennis was involved in a severe automobile accident.  On the afternoon it happened, I was working in the garden when someone from his office called and … (2 comments)

I wanted to follow up on what I wrote on Friday evening.  It was regarding Laclede Gas, and how I was not happy with the inspection on the ranch in Webster Groves.  I had called and let the listing agent know about the gas leak, but that was how I left it.  I would let him have it checked out.  I got a call this morning from a Laclede Gas Customer Service Manager.  He said they had gotten word through StlToday (?) that I was unhappy with them.  Someone must have read about it on this blog and passed it on … (0 comments)

new homes: Today in St Louis - March 8, 2007 - 03/08/07 01:21 PM
Had two building inspections yesterday.  The first one took almost three hours, and the second one lasted for four hours.  The second one was on the two-family, and the seller was there to let us into the rented side.  He was there the entire time, which made for an interesting afternoon.  He was a nice guy, but he was already upset from the Laclede Gas inspections and occupancy inspections from earlier in the day.  Then our termite inspector found evidence of termites (old, but the building has never been treated).  In addition, DrainCo, my sewer scope company, found a major dip … (2 comments)

Wow!  What a great past couple of days.  I wrote a contract on a two-family on Thursday and got it accepted on the same day.  Then on Friday, I showed a new buyer two houses, and she wrote on the second one.  That contract was accepted yesterday ( a ranch in Webster Groves).  Then, on Sunday, a friend called.  He had just been informed by his landlord that they were planning to sell the house he was renting.  He could either purchase it or move.  The house was not worth what they were wanting, so he decided it was time to … (0 comments)

Woke up to thundershowers.  Partly cloudy the rest of the day.  By afternoon, the wind had picked up, and it's been really gusty since then - colder, too.  Tornados in Alabama and Southeast Missouri with deaths, injuries, and much damage.  What a terrible morning for some.  My heart goes out to them.
Negotiating two building inspections.  This is the part of the process that I like the least.  I feel it's the most emotional part of the entire deal.  You have sellers who do not want to do anything and buyers that want everything.  How do you get them to come together?  … (2 comments)

Had a beautiful day today in St Louis, sunny and close to 60 degrees.  Maybe Spring is finally on the way.  I can't wait to get out and work in the yard.  I am a big gardener, and I love working in the dirt.
I guess I come by it naturally.  My grandfather was a farmer.  He and Grandma owned a small farm outside Uniontown, MO.  They raised pigs, cows, and crops.  They never did become rich; they barely made a living some years.  They never had indoor plumbing, and water was pumped from the cistern in the front yard.  A … (0 comments)

new homes: The Sewer Scope Inspection - A Must for Home Buyers - February 27, 2007 - 02/27/07 01:45 PM
I scheduled a sewer scope inspection for the Chippewa property, and met Eric, with Drainco at the property today around noon.  The seller had provided a tape of a sewer scope inspection they had done last fall.  I picked it up Saturday from the listing agent's office.  I thought maybe I could save the buyers $150, and use the seller's tape.  When I viewed it on Saturday afternoon, I couldn't make heads or tails out of it.  First, the camera jumped around so bad, you couldn't see anything.  There was also no narration as to what I was seeing.  It was … (1 comments)
