house: Questions to Ask Before Listing Your Home with a Real Estate Agent - 03/11/10 03:13 AM

It's common knowledge that today, 87% of buyers are searching for homes on the internet. They are still using real estate agents to buy the homes; however, buyers are going to the internet before and during their home search in greater numbers each day.
Now, let's say 87% of all buyers were searching in your local newspaper for a home.  Would you hire an agent who ran 1 ad a month in the newspaper or would you prefer to go with the real estate agent who ran an ad everyday?  Dumb question, huh?  But it's not...many sellers are still not … (6 comments)

house: Home Selling Tips from Tina in Virginia - 03/01/10 04:57 AM

Tina's House Selling Tips

1.  Trash cans out of site - all of them.  You never see a trash can in a model home.
2.  Toilet seats down at all times (except when in use of course!)
3.  Buyers want to see your house, not your deodorant.  ALL toiletries go under the sink - get a bucket or tupperware container to store your daily essentials to make morning get-ready-time easy.
4.  Everything off the kitchen counters.  Acceptable exceptions:  vase of flowers, 1 coffee maker (spotless), microwave.
5.  Now is not the time to save on … (6 comments)

house: 15 FREE Sites to Post Your Open Houses! - 10/15/09 02:33 AM
Not advertising your open house is just like having a party and not inviting anyone.  Why bother?  Pull out a calendar and SCHEDULE your open houses.  PLAN for them.  And, most important of all, ADVERTISE them!  Make sure when you advertise, you also add directions that are easy to follow - (not everyone has a GPS).
Advertise a drawing for a free Flip video camera.  You can find them on Amazon now for about $50.  After 4 or so open houses, draw a name and make a big deal announcing the winner - advertise that too.  Make sure to order … (18 comments)

house: First-Time Home Buyer Tax Credit - Time is Running Out - 08/31/09 04:16 AM

Great information from Marilyn in the First Time Homebuyer Tax Credit!

First-Time Home Buyers - Time is Running Out to qualify for your $8,000 Tax Credit
This past month, I've seen headlines proclaiming "120 days left", "115 days left", "95 days left" for the $8,000 First-Time Home Buyer Tax Credit.  Sure, this program is in effect through the end of November, but those headlines are misleading.
To qualify for the credit, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the past three years.  The full credit is available for single … (0 comments)

house: Adam Thoroughgood House in Virginia Beach - 08/31/09 01:05 AM
Adam Thoroughgood arrived in Virginia as an indentured servant in 1621.  He became a key figure in the settlement of the South Hampton Roads area.  His home is estimated to have been built sometime between 1680 and 1720, making it one of the oldest standing homes in America.  The property became a museum in the 1950's and is now owned by the City of Virginia Beach, VA.  In the 1960's it was listed on the National Register of Historic Places.
The Adam Thoroughgood House is open daily for public tours and sits on a beautiful piece of property overlooking the Western Branch … (1 comments)

house: "SORRY, WE CAN'T HELP YOU. GOOD LUCK." - 08/31/09 12:42 AM

If it sounds too good to be true....it probably is.....

"SORRY, WE CAN'T HELP YOU.  GOOD LUCK."
SOMETIMES YOU JUST CAN'T HELP.  Those were the last words of a conversation I had with a "prospective home buyer" last evening.  I received a telephone call from a lady at about 6:00 p.m. Sunday.  That's not the way I usually end a conversation with a consumer.  Telephone calls from consumers are welcomed and usually generate conversations about the area, homes for sale, price ranges, financing, transportation, and more, whatever comes up in the conversation relating to home buying and the consumer … (3 comments)
