parke slope real estate: Active Rain and working in the NYC Area - 04/02/10 12:33 AM
I have been an active member on Active Rain for a long time and have enjoyed and learned a lot from it. I remember when I first started and how people were so nice and guided me to the proper etiquette of Active Rain. Let me tell you, I have made quite a few mistakes here! I still don’t know everything on this thing and how to utilize it, but as my good friend Jonathan Washburn told me a while ago:
“Keep active on it and it will work!”
I see the amazing scores of some of the people who … (8 comments)

parke slope real estate: The Trust is executed… - 04/01/10 11:22 PM

I have a very dear friend of mine that I have known since high school contact me through Facebook. He works in the oil and gas field in South America and was coming back to see his father who was deathly ill. Sorry to say, his father passed, but at least my friend got back in time to see him alive. He had a lot of different things to take care of, one of them being the family trust.
He asked me for his help and advice. He had a living trust that named another family member as the executor. … (2 comments)

parke slope real estate: My new position as “Social Media/Marketing Chairman” for The Brooklyn Board of Realtors (BBOR) - 02/07/10 01:01 AM
Luke Constantino February 7, 2010
The internet continuously changes the way in which everyone does business, especially in Real Estate. Years ago, newspapers were a main source for advertizing and it wasn’t unheard of for buyers and sellers to either walk into an office or call to do business with us.  That has changed dramatically and will continue to do so.
Agents and brokers now have to start that first initial meeting with consumers, prospects and clients via the internet and learn how to be the masters of SEOs to gain exposure in their market.  This is not done by just … (6 comments)

parke slope real estate: Can you take a cruise from Brooklyn? Of course! - 02/04/10 10:40 PM
Luke Constantino February 05, 2010

Brooklyn is known for a variety of things, such as Coney Island, Junior’s Cheesecake, Peter Lugar’s Steak House, and so much more, but a cruise line?  Yes, we have that too!
Years ago, I heard there was going to be a port for a cruise ship in the Red Hook area, which at the time, was comprised mostly of the working middle class.  This area has built up quite a bit since then, and yes, The Queen Mary2 has cruises to England, Canada and the Caribbean now coming out of Pier 12 (The Brooklyn Cruise … (3 comments)

parke slope real estate: Killing an accepted offer for more… - 01/15/10 10:57 PM

Yesterday, I had to kill an accepted offer on a property to get my client 10,000 more. As you know, you have to disclose all information and offers in this business. On this one particular property, I got the property owner 10,000 dollars below the asking price, which is pretty good these days, so he accepted the offer and we were about to go into contract till…
I got a last minute offer for exact asking price! I checked the underwriter’s pre approval in these potential buyers, they were good to go. Now I had to kill the accepted offer. … (0 comments)
