The Tucson Modern Streetcar celebrates its 1st Anniversary of operation this weekend, with ridership that has exceeded goals - averaging over 4,000 riders per month (11% over the expectation of 3,600 monthly riders).  The Sunlink Streetcar posted 1,000,000 passenger rides about 6 weeks ahead of schedule this May.  Many new businesses and tens of millions of dollars in private investment have started transforming the corridor along the route to great fanfare, but lost in the hype & hoopla was the answer to the question:  "What effect has the streetcar had on residential real estate values?"  Nobody had performed a study on … (9 comments)

HUD could be causing prices to tumble further as an unintended consequence of its attempts to be fair in assigning properties to listing agents in some communities. 
While a particular community may be geographically close to another city, that city may belong to an MLS system that doesn't really serve the market area that the community belongs to.  Case in point:  Red Rock, Arizona.

In Episode 3, THE Tucson Real Estate Show takes a break from the business side of things to ride the Historic Tucson Trolley and learn about its history from Karen Rodack, who is a volunteer conductor for the Old Pueblo Trolley organization.
 
Currently, the trolley runs along University Blvd. from Main Gate Square at the University of Arizona, and down 4th Avenue where it stops before going down Congress Street in downtown Tucson. I often work with people who are looking at their real estate as an investment rather than a home. 
Looking for multi-family properties where the numbers made sense last year was a challenge, to say the least.  With interest rates hovering in the mid-7% range for investment properties, crunching the numbers just didn't work with the prices sellers were asking, for the most part.  Cap rates in the 5's and 6's were predominant - and they just didn't cash flow.

After generating the April Market Condition Report for the Sam Hughes neighborhood, I noticed some interesting trends in the past year:
Average listing price is down from the same time last year, but the actual sales price is a MUCH higher percentage than a year ago. Time on market is remarkably shorter than a year ago. Absorption rate has come back - exceeding the rate of last year, as we head into our "Summer Buying Season" Take a look:
