tucsonkent: Video Email & Video Call Clients & Colleagues...FREE - 11/04/09 01:32 PM
In this day & age of enhanced communication abilities - nothing beats a real face-to-face conversation.  How about having one when tens, hundreds and even thousands of miles separate the desired participants?
Having a video conference used to be the bastion of corporations with deep pockets to be able to afford the infrastructure and equipment needed - then Skype came along, Google, Yahoo and other chat platforms started incorporating video capabilities and made it affordable for everyone.
Lets take that & add to it the ability to record a video message and email it to someone - a loved one, friend, … (6 comments)

tucsonkent: Compare Your Local Market Trend So Far With Sam Hughes Historic Neighborhood in Tucson - 04/14/09 05:59 PM
After generating the April Market Condition Report for the Sam Hughes neighborhood, I noticed some interesting trends in the past year:
Average listing price is down from the same time last year, but the actual sales price is a MUCH higher percentage than a year ago. Time on market is remarkably shorter than a year ago. Absorption rate has come back - exceeding the rate of last year, as we head into our "Summer Buying Season" Take a look:

What does it mean?  Well, comparing the national trend with the Sam Hughes market conditions, you can see a parallel:

tucsonkent: You Never Know What's Around The Corner In An Old Mining Town - 04/13/09 04:46 PM
A week ago, I spent part of a Sunday afternoon in Bisbee, Arizona.  While waiting to meet a client before we went to view the Loma Linda Mansion, I had a chance to wander down a side street, away from the tourist area for a few minutes - you never know what's around the corner in an old mining town!
First thing that caught my eye was an old Indian Motorcycle ad painted on the side of a building - someone has spruced it up and done a little restoration to it.  Made me think of my days in Durango, Colorado … (15 comments)

tucsonkent: "Gonna Get My Picture On The Cover...Gonna Buy 5 Copies For My Mother!" - AR Blogger On Cover of Rolling Stone! - 04/08/09 12:01 PM
Well, maybe not the cover....and it wasn't Rolling Stone either.  (Gotta be honest here - disclosure, you know)  But I did get an article about real estate published.     In a magazine.         With pages & everything...real ads even!
Back in January, Arizona Gourmet Living magazine asked me to write an article about real estate for their spring issue.  Having just finished research for a blog post about the fall in prices allowing "Average Joe" to buy a home, I figured that fleshing out this thought a little further would be a good idea.
I wanted to produce a market report that told … (15 comments)

tucsonkent: Ch-Ch-Changes! TucsonKent Busts A Move - 03/19/09 03:03 PM
There is a time and place for all manner of things, business decisions too.  Over the past year I have worked with a great bunch of people and a wonderful broker at The Pepper Group Diversified Real Estate.  In this time, I have learned a lot, been given some good opportunities and grown my business in a challenging market.
One of the things about a growing business though, sometimes it comes time to move in a different direction.  The needs of my business are vastly different than they were a year ago, so I had a tough choice to make.  Paula … (6 comments)

tucsonkent: HOGWASH ALERT!: "Commercial Loans Just Aren't Available" - 12/19/08 02:06 AM
The headlines scream day after day with stories about how "Credit Is Frozen" and that businesses can't get loans.  To a degree, that is true...if one is going to a traditional bank to borrow money.  Savvy investors & business people are going a different direction, to brokers, investment groups and other institutions for their financing.
Eric Swanson, Founder of Cornerstone Commercial Group in Tucson, explains what is going on in commercial lending today:

Commercial lending isn't dead in the water today, one just has to think outside the box.  There are options to banks, with competitive rates--even more flexible … (2 comments)
