preparing for a sale: Sellers have one shot at a First Impression

I walked into a listing presentation at a beautiful patio home. As the sellers gave me the grand tour, I was struck by the overwhelming number of family photos, tchotchkes, counters covered in memorabilia....I sat down at the kitchen table with my friendly clients and delivered this message: "Look you're selling your home so that you can move closer to your children. You're going to have to pack all of this anyway, so you may as well as get started now - it will pay off in a huge way."
