What does HOLDOVER mean in property management? Property Management always has something interesting going on! We have been property managers since 2006 and their is always something interesting going on! I say interesting because I think most people would agree with me that if you are supposed to be out of a home by tomorrow you would be packed up and ready to go. I find it interesting that this tenant does not have a box in site! It is safe to say he may be in HOLDOVER by tomorrow. HOLDOVER is a lease term written into the lease that says if a tenant is not

How many people can I allow to live in my rental house??Does the owner's occupancy standard have to be at least two-persons-per-bedroom for non-families?NO: The two-persons-per-bedroom occupancy standard applies only to families. When rental applicants or renewal residents are not a family with the meaning of the fair housing laws, the owner is free to adopt stricter occupancy standards, for example: (1) only one adult per bedroom 2) only one adult per dwelling(3) only one married couple per dwelling (4) no unmarried adults in the same bedroom (5) unmarried adults only if they are related, etc.

If you are a landlord and your management agreement ends with a tenant occupied property you should forward the security deposit to the new landlord or the owner of the property. Send a written notice to the tenant that you are no longer the landlord, that you forwarded the security deposit to the new landlord and that the new landlord is now responsible for it. Do I have to leave the smoke alarms up in my lease house? YES!!! The Texas Property Code is very strict about this and you could be subject to civil penalties and be liable for any damages caused by not having the smoke alarms installed in the proper places. This is what the Texas Property Code says about SMOKE ALARMS: Subchapter F, Chapter 92, Property Code requires the Property to be equipped with smoke alarms in certain locations. Requests for additional installation, inspection, or repair of smoke alarms must be in writing.
