This year’s legislative session resulted in several new or revised real estate-related laws . One of them for landlords. The Texas Property Code requires a Landlord re-key all security devices after each tenancy. Landlords will be able to deduct the cost of rekeying a security device from a tenant’s deposit when the tenant vacates a rental property in breach of a written lease, as long as the lease includes specific language. The TAR Residential Lease has been revised to include this language.

Say goodbye to a personal life outside of your regular job too! You will spend all of your off time on managing your properties. You don't live near your rental property You own rental properties in Texas but you live in California! The tenant knows this and will most likely take advantage of your absences with unkempt property, late pays etc... Get the rental in good shape. Clean thoroughly and fix any damage you, your guests, or pets have caused. This means cleaning the inside of the oven, ceiling fans and blinds. Tenants usually forget these areas! Consider hiring professional cleaners who have all the supplies to make the place shine. (2 comments)
In the process of visiting and applying for a home, red flags often appear. These are little indications as to what kind of tenant the applicant will be later on.....I wish I had paid attention to some of these in the past because they are so true!! Person must move in immediately-perhaps the landlord evicted them for non-payment or maybe they don't want to pay next months rent....hmmmmm? Applicant whines about the cheap, lowlife , never fixed anything landlord! Beware, you will probably be put in same category. (50 comments)

Should Tenant pay rent when Landlord is not making the house payment? According to the Texas Attorney Hotline, the answer is yes. They are under a lease agreement and should continue to pay the rent. They are obligated by the lease agreement. However, with that said ,they should also file notice and move out before the home forecloses. Unfortunately, This has happened recently to two of our tenants. They started receiving notices that the home was going into foreclosure. The sellers were not honest with us about their situation and we sent the rent to them every month as we (36 comments)
