The Wylie High School Track and Field Team is holding the Annual Commonwealth Relays, Saturday, February 27. Field events begin at 8 a.m., prelims at 9 a.m. with finals starting after lunch. In addition to the Wylie high schools, five other teams are participating in this favorite community event. Sue Wilson, from the Achieve Academy, is the WISD Secondary Teacher of the Year, and Julie Vaughan, from Bir¬mingham Elementary, is the WISD Elementary Teacher of the Year. Sue teaches D.A.E.P. and Julie teaches kindergarten. They received their honors at the 32nd Wylie Chamber of Commerce Banquet on Satur¬day, January 30. I am the listing agent on two short sale properties and this question has come up on both properties when I received offers. Does the seller profit concerning the termination option period? This is the option that gives the buyer the unrestricted right to terminate the contract for any reason within an agreed amount of days. The buyer gives a check for an agreed upon amount.
One of the buyers agent has told me they did not know who to make the check out to for the termination option period. I said the seller of course! She said "The sellers are not supposed to profit … (2 comments)

I have an acquaintance of mine that has her home listed with another agent in an exclusive agreement. She told me she is considering changing brokers. She asked me to come view her home & tell her what the comparable homes are listing for.
Can I answer these questions for her, much less go to her home while she has it listed with another agent?
What if the other agent sees my car there? Do I need to get permission from the other broker?

Another Short Sale is gone!
I closed on this short sale today. After many months of waiting for the right buyer, the lender to accept the offer and an appriaisal ,this one is SOLD!
The seller does not have to worry about a foreclosure being on her record and her credit score dropping by 200 points. She will have this statement, "agreed settlement short of full payment" , which is better than a foreclosure and 7 years on her credit report.

I went to Donna Harris class in February 2009 on how to have more Internet presence. It was a great class she explained this "active rain" thing and other great ways to network online. She explained that agents always asked her how she had so much business, so she would tell them about active rain. She said you would be surprised how they found reasons not to get started on active rain.....well, I was one of those people too! I put the folder away after I found out it was $29 a month. I have to many expenses already!

I can't pay rent because I hurt my back and have not worked all month. I put it on FACEBOOK, didn't you see it?
WHAT? I am supposed to check FACEBOOK for tenant comments or excuses for nonpayment of rent?

You come home to find out the home you have been renting FORECLOSED! What do you do?? Your first line of defense would be to contact your attorney, but you may just be wasting your time because the owner probably doesn't have a whole lot of money if he is not paying the mortgage. This is a scary and frustrating situation to be in!!
Before that day your landlord likely still owned it. You probably would not be due any funds back other than your security deposit. Hopefully, the property was managed by a good Property Management company who held your security deposit in an escrow account. They should … (4 comments)

I activated my real estate profile on 08/03/2009. I have accumulated 30,805 points since then. Is that good? Am I on target for a 100,000 year?
When I first started I didn't think I could find "anything" to blog about. Now "everything" is a possible post. I find myself looking around my community more and taking interest in community events.
I have so many things to learn on AR and really hope a AR training comes to Dallas area soon ( HINT HINT!) Hopefully these top 10 goals will help.
