homes in 21227: First Time Buyers - Plan, Prepare, and Plan Again - 03/24/10 03:09 AM
This week a met with a First Time Buyer.  He's got a good job with security and steady pay - he's a firefighter.  He's also realized that he's tired of throwing good money after bad into rent, and he'd like to take advantage of the $8,000 First Time Homebuyer Tax Credit, which expires on April 30th of this year.  He's heard about some of the 100% financing options that are available, because he brought them up at our consultation.  In addition to his steady income, he's got little debt, some assets and good credit.
So he's doing everything right, right?

homes in 21227: News You Can Use - My Thoughts on the Housing Recovery - 02/24/10 05:05 AM
When it comes to the economy, any good news is worth talking about.  Looking over recent articles, it's great to see some positive headlines.  Although, all you have to do is take a closer look to see that the financial forecast is heavily laced with caution, concern, and continued fear.
An MSNBC article from Tuesday is a great example:  The headline reads "Home prices gain for seventh straight month".  Good news, right?  The article begins by stating that "the U.S. housing market continues its bumpy recovery."  But for all of the very small gains cited by this article, the following excerpts … (0 comments)

homes in 21227: Real Estate Investing - Thursday Q & A - Your Maryland Real Estate Investment Questions Answered - 02/18/10 05:01 AM

Q: Isn't investing in Real Estate risky?
A:  It can be, depending on your experience and knowledge, and how you choose to use it.
One of the first things I ask myself is "What is the worst case scenario, and can I live with it?".  Take a good, hard look at what the worst case scenario might be.  It might mean paying a monthly payment on your own because you don't have a renter, running out of rehab money and possibly getting a partner, underestimating costs, and the worst of the worst:  being foreclosed on.
Your best ally or advisor … (0 comments)

homes in 21227: I Need Your Feedback - 02/17/10 06:30 AM
Most of you have seen my Real Estate related posts here on Facebook.  These come through to Facebook from my blog.
My concern is that these posts have the appearance of prospecting for business.  In fact, the posts are meant to be informative, rather than intrusive.  I write my blog to inform clients about what's going on in the Real Estate industry.
What do you think - do you mind the blog posts showing up on my Facebook wall, or would you rather I keep them separate?  Give me your honest feedback.

homes in 21227: Thursday Q & A - Your Maryland Real Estate Investing Questions Answered - 02/11/10 03:41 AM
Q:  I'd like to invest, but doesn't being a landlord mean a lot of work and headache?
A:  Being a landlord may not be easy.  There can be problems with people, and there can be problems with your building.  As for people, there are several ways to get good tenants:
Good credit            Good income            Good references            Good criminal background checks
Do this up front, and the likelihood of having problems later is much less. As for the building, do routine maintenance and when you have a problem, fix it right, not cheap.
Take time to do things right the first … (0 comments)

homes in 21227: Real Estate Investing - Thursday Q & A - Your Maryland Real Estate Investment Questions Answered - 02/04/10 04:05 AM
Q:  How can I invest when I don't have any money?
A:  It's never about the money - it's always about the deal.  (If you've been reading this series, you already know this).
If you don't have money, spend time instead.  Educate yourself about value, and on how to find a deal.  It's never been the case that I've found a really good deal and couldn't get the money.  I've always been able to find partners with money when I didn't have any.
My motto is:  50% of something is always better than 100% of nothing.

homes in 21227: Additional Costs, Additional Losses - The Short Sale / Auction / Foreclosure Cycle in Maryland - 02/03/10 09:18 AM
I myself am buying a home right now.  I am buying a house that is a Short Sale, and I'm buying to try to stop a foreclosure.  A Short Sale happens when the owner of a home can no longer afford to keep the home, and cannot sell the home for what it is worth.  Theoretically, the Lender/Bank will accept less than the total amount due if the Owner qualifies.
Part of this process in getting a Short Sale approved by the Bank entails the Owner showing that they can no longer afford to keep the house.  The Bank gathers financial … (0 comments)

homes in 21227: Real Estate Investing - Thursday Q & A - Your Maryland Real Estate Investment Questions Answered - 01/28/10 02:55 AM
Q:  Tim, don't the Realtors keep all the good investment deals for themselves?
A:  As Realtors, we go through more to purchase a home than any other investor would.  If  we're working with a Seller client, we have to treat them honestly and ethically.  If we're working with a Seller we don't know, we have to disclose in writing that we (the Buyer) are licensed Realtors.  In a case where we are purchasing a property from a Homeowner, we have to go over the comps and discuss how much other homes in the area are selling for, unless we want to … (0 comments)
