austin texas real estate: Steiner Ranch Austin: Inventory levels to normal, but why?? - 12/20/08 11:50 AM
Austin's premier master planned community voted multiple times as community of the year has been hammered for well over a year with excessive inventory creating substantial price reductions along with abnormally long selling periods.  This summer we were consistently seeing inventory at all time record highs in the 200's with no end in sight.....and then we see the credit crunch and then the credit implosion.

Yet over the past 4 months we have seen a dramatica decline in inventory to down to the 130's....or a bit over 3% of the available homes.  This low inventory levels puts Steiner Ranch in a … (0 comments)

Located a mere block from the new River Place Elementary School and a few blocks from neighborhood shopping, restaurants and one of two neighborhood parks, this new home, a former David Weekley model, ("Brendell" plan), resides in quiet privacy.  Northern views yield ideal protection from the western sun during our warm summers, allowing for convenient relaxation on the back porch, perched above and overlooking the 1700 Acre protected Cortana Nature Preserve.  Further into River Place, our 1.5 mile tree-lined hiking trail borders a meandering stream featuring multiple waterfalls as it spills into our neighborhood pond and finally flows into … (0 comments)

austin texas real estate: Austin: Communities north on and by Lake Travis - 08/06/08 03:52 PM
Austin: Neighborhoods on Lake Travis North of the lake... (edit/delete)
Lake Travis North
The north shore of Lake Travis features a beautiful combination of oak and cedar trees, rolling hills and steep canyons. The original settlers of this area were probably the Comanche and Tonkawa Indians, and for another slice of history you can see permanent wagon trail ruts in the ground near the area's foothills. Homes on the Lake Travis north shore are as close as 45 minutes from downtown Austin, although many are much further away.

austin texas real estate: Austin: an upward trend is occurring... - 08/05/08 06:57 AM
OK, here is a bit of a double negative:  There is a definite trend of increasing inventory decreasing for the last 4 months on Austin's west side.  In Steiner Ranch there is a definite trend of decreasing sales increasing for the past 3 months.  We knew that new home inventory would be slowing, but did not anticipate the resale inventory to start an improving trend.  Mostly, we did not anticipate that the negative sales trend would be turning around now.  If the trend continues we may see improvements over last year by year's end.  If that does happen, hang on.

Austin: past and present... (edit/delete)
Austin - Past and Present
Once an area where Native Americans camped and hunted, the City of Austin is now a bustling mixture of arts & culture and the high tech industry. In the late 1700s, Austin was the site of a temporary Spanish mission. The first permanent Anglo settlers arrived in the 1830s and formed the settlement of Waterloo. This settlement was chosen to be the capital of Texas in 1839, at which time a city was promptly built and named after Stephen F. Austin, "the father of Texas." Milestones in Austin's history included:

austin texas real estate: Tarrytown: Austin's intown city in a city - 07/29/08 04:20 PM
Austin: Tarrytown (edit/delete)
It is, some say, Austin's most prestigious address and it certainly is where many of the city's movers and shakers live. Austin's Tarrytown is usually defined as the area bounded by 35th Street in the North, Enfield in the South, MoPac in the East and Lake Austin on the West. This is a mostly an area of gracious houses, many small but with hefty price tags. But there are also many Tarrytown apartments, small condo and apartment conversions, and duplexes for rent. For our purposes, we have expanded the neighborhood boundaries just a little further South to include … (0 comments)

austin texas real estate: Condos: The Future of Austin, Texas - 07/16/08 04:26 PM
Who would have ever thought that there would be a discussion that the Berkley of Texas, Austin, would be considered one of the prime condo markets in the United States?  Texas, the land of oil, cattle, ranches, guns....and condos?  Yes condos....or townhomes.  But why?
Though Austin is seeing modest correction in the market, the city is still at the top of the list of most major magazines as the hottest spot to move.  Having lived in San Diego, I see Austin at about 8 years behind San Diego in the condo/townhome market.   There are several factors that have and will be … (3 comments)

austin texas real estate: Austin is the safe real estate bet... - 07/06/08 09:49 AM
KVUE News - "Austin dodges housing slump"
"Homes in Austin are up for sale and buyers are snatching them up. The nation may be struggling in a declining housing market with home prices plummeting because demand isn't meeting supply, but in Austin real estate agents say there's a healthy medium. Austin missed the housing slump so far." Read the rest of KVUE's Austin real estate story here.

austin texas real estate: Austin Spared.... - 07/06/08 09:39 AM
The real estate market these days is a tale of two Americas, and one of them is not doing too badly. In the America of big-city housing markets, especially on the coasts and in the struggling industrial Midwest, the huge run-up in values in recent years has given way to big drops in prices and sales volume. Millions of people owe more than their houses are worth."But in the other America, specifically in cities like Austin; Grand Forks, N.D.; Yakimi, Wash.; and Salem, Ore., the available evidence suggests the real estate market is holding up. Prices there never boomed as crazily … (0 comments)

austin texas real estate: Is the Austin market improving???? - 07/03/08 08:11 AM
Here are some interesting real estate stats that, in an odd way, are encouraging.  Not great, but encouraging.  The one thing I have learned over my 27 years in this business is that no one can predict the market, as no one can predict human one.  The stock market tanked last week, oil prices hit an all time high, yet we saw a noticeable spike in physical and internet traffic for the last 10 days.   Perhaps a fluke, but the one thing that I know is that people will make changes in behavior when you do not think they will.  … (1 comments)

austin texas real estate: California to Texas: Are the property taxes worth it? - 12/12/06 08:41 AM
Though our market in Austin is currently made up with a very high percentage of buyers from California, the number one concern is the property taxes versus California.  (Moreover, our group has more buyers from California and Arizona than we do from Texas; and, Florida and Nevada are not far behind).  The concern is brought up as many Californians have a 1% property tax, excluding those with a Mella Roos taxation.  Those in a Mella Roos district should not be complaining at all as they are paying 2% or more of a home triple in value from what can be bought … (1 comments)

austin texas real estate: California real estate market bust? - 12/11/06 02:14 PM
Is the California market ready for a major correction?  Yes, based on the market data that I am tracking.  If the trend continues, 2007 will be the year that California and Arizona moves from a slow down in the real estate economy to a panic sell period that may last at least through mid 2008.  If this does occur as anticipated, Austin's real estate economy will thrive as the movement is very strong from those relocating or vacating the bubble cities.  This is a sad time for the bubble cities and an exciting time for the real estate economy of Austin, … (7 comments)
