A bit of mixed, yet interesting news for the RIVER NORTH area of Austin. Inventory remained virtually unchanged (+1%), while closings were down 23% from January 2009. This figure is a bit misleading as there were a heavy amount of homes that closed in December below $500k that were a reflection of the government rebate prior to its extension. The HUGE news is that the Bartlett Real Estate Group showings for January were up a staggering 2 ½ times over December. Optimism is in the Air in Austin Well finally 2009 is over and we can now focus on a proposed rebounding year in 2010 in Austin. Austin saw its ups and downs in the market during the past year, with the major “ups” in the lower price ranges (<$300k) coming from extremely low interest rates combined with substantial tax incentives by the national government. The mid price range homes ($300 - $700k) saw a noticeable improvement in inventory though demand still has not seen a noticeable improvement as of the end of the year that would make a major impact. A THANK YOU to a couple of agents.........I am so proud of our agents for performing quite well in such a challenging market. Perhaps what helps is the attitude that some of our agents have that 2009 was a market to make business, and not merely trying to survive. The Census Bureau (www.Census.gov) reported that Texas gained more people than any other state (eff. July), followed by California, North Carolina, Georgia and Florida. On the other hand, three states to lost population over the period: Michigan, Maine and Rhode Island. Net domestic migration has slowed dramatically in many states in the South and West Florida and Neveada have more people are moving out than moving in (births outnumber migration in Florida) Louisiana’s population is up from a year earlier (Very positive news for that state).
