tips: Who authorized my AR pictures to show up on Google or Bing searches????? - 07/16/09 10:49 AM
I read this post about a month or two ago on AR that said that we are supposed to name our pictures before posting them.  The name of the picture would be whatever one would think one would blog about to gain attention to their property.  What they hay, I will try it for a bit to see if this guy was puffing smoke or if this guy actually knew what he was posting. Well, this post may be a tad early as I have yet to dominate a Google or Bing search in pictures, but I am getting there.  Give … (65 comments)

tips: The THREE (3) reasons why you should NEVER EVER hold OPEN HOUSES! - 06/27/09 05:45 AM
After hearing so many reasons over my 28 years in real estate as to why one should not hold open houses, I thought it was my time to share with all just 3 reasons why you should NEVER EVER hold an open house.  I am sure there are more than 3 reasons to stop this open house madness, but after seeing these 3, I deeply believe it will be enough to show you why you should throw in the towel on the whole OPEN HOUSE idea.  Just stop it!!!! READ SLOWWWLLLLYYY........ NOSY NEIGHBORS: Most of the open house I hold, I … (294 comments)

tips: Have a major Hiccup? Don't email......Try this new device I found on my desk..... - 06/23/09 08:50 AM
I am teaching an agent of mine a new technology that will revolutionize our industry.  It is called the telephone.  Amazing device as it comes either with a wire to plug in the wall, or even wireless where you can actually take it with you wherever you go.  The trick to make this phenomenal device work, is that you have to push some buttons on the the "phone" and that will allow you to talk to some one. PRETEND THERE IS A PICTURE OF A PHONE, AS I DO NOT HAVE ONE.......SORRY! The problem that we all are encountering is the … (6 comments)

tips: I was ARROGANT & COCKY.....Don't do what I just did today, please! - 06/10/09 11:17 PM
Sometimes you need a good slap in the face to get you back to sticking with the basics of ALWAYS BEING PREPARED.   I got that slap in the face today. I decided to skip the formal appeal of my taxes as I know about 980 of the 1000 homes in my neighborhood inside and out.  Well, I should, as we have sold most of the homes at least once, with some as many as 4 times.   There is not a sale that I do not know the details of.....why the home sold at a given price and in most … (85 comments)

tips: Do teenagers deal with obsticals better than adults? - 05/28/09 11:21 AM

My daughter is graduating high school and going off to college in the fall.  (that is her and her on the piano).  She has no clue what is going on in the real estate market, and only a fraction of what is going on in the world.  This is nothing against her, just the reality of living in a kid's world in high school. This got me to thinking about when I graduated college and got into this crazy profession called real estate back in 1982.  I really did not have much of a different mindset than does my daughter.  I … (6 comments)

tips: How do you rank on a scale of 0-5 in real estate activities? Does it matter? - 05/25/09 05:18 AM

So why we succeed if we do so many things poorly.  The answer is pretty simple: Do well at what you do well at.  Huh?  If you are not a techie, why would you build your business around a tech oriented platform?  If you hate talking to people, why would you build your business around networking?  There are a zillion ways to be very successful at this business.  Find out what makes you tick and focus on your efforts on what you do best.  If you love knocking on doors, God bless you, as that is one of the most … (2 comments)

tips: Property is off the market for 13 months, and I get a call on a website saying it is active......Good news or bad? - 05/22/09 09:36 AM

I whine and whine about certain websites that do not delete my listing information for several years.  The concern I have is that I am advertising a home that is not on the market and am fearful that the department of real estate will crack down on me even though I have zero control over the website. So I listed a home last year and an agent proposed leasing the home instead of buying.  My seller agreed so we could put it on in better times......like now.  Last month I told the seller to extend the lease another 6 months, which … (9 comments)

tips: The smallest motivators help us accomplish the biggest obsticals..... - 05/17/09 04:07 AM

It takes the smallest things that can motivate us to the toughest things in life. I wake up every morning from chronic pain that I have suffered from for the past 23 years and think I need a crane to pick me up and get going. The only thing that can relieve the severe pain is a long run through the severe hills of my neighborhood. But good grief, I can barely get my legs out of bed, so the thought of running is waaaaaaay out of the question. Then comes "Twiggy", my tiny little dachshund. I took Twiggy running … (4 comments)

tips: Why would the sale of lots be a sign of a shifting market? - 05/16/09 12:11 PM

Why would having 5 lot sales shake the market a bit? When a market goes south, the first to slow and then come to a complete halt is lot sales.  At this point, in our market, it makes zero financial sense to buy a lot and build on it; as, I can could give you a $200,000 lot for free for you to build on, and I could still find a comparable house that is about a year old that is substantially cheaper than the construction costs alone.  Thus, that is why lot sales go to zero.In my farm area, … (7 comments)

tips: 5 Ways To Make You Win Listings - 10/04/08 08:11 AM
Here are a 5 unique techniques to get your listing presentations to stand out over the crowd.  These are some techniques that we have seen to be most effective in gaining the attention of a potential seller.  To keep up with what is going on in real estate today, we have to stay ahead of what a seller can do on his own in order to show our value.  We are seeing a movement in the market that the seller is having less confidence in what we do....and that trend is continuing.  The proof to the is the percentage increase of agents on … (8 comments)
